Hi! I'm subletting my room in a lovely flat in Canning Town, available from early to mid October (flexible on exact date). You'll have your own double bedroom with built-in wardrobe and a private bathroom.

You'll be sharing with my flatmate, a 31-year-old male professional working in Big Four, who's often out of the flat for work, so you'll largely have the place to yourselves.

I'm looking for someone who:

- Keeps things clean and tidy, both in their room and shared spaces
- Respects a calm, quiet vibe – no parties, loud music or large groups round, especially late at night
- Prefer male (but flexible), professional, aged 28-35, friendly, easygoing and respectful
- No couples

The flat is under 10 minutes' walk to Canning Town tube station and Royal Victoria DLR, and around 15 minutes to Custom House for the Elizabeth Line/DLR.

- Rent: £1,250 pcm
- Deposit: £1,442
- Bills: Not included, roughly £150 per person per month. Council Tax Band C.
- Move-in date: Flexible, early to mid October

This will be arranged properly through the letting agency - the tenancy will be transferred into your name, and I'll help you through the whole process and paperwork.
