One monthly payment, with no separate routine bills or cleaning charge. Deposit: £1,500. Council Tax band: D (included in the rent).

The room includes a brand new bed and mattress, generous under-bed storage, a brand new spacious wardrobe, chest of drawers, desk and office chair. A large window provides natural light. A working washing machine is available.

You will share the home with the live-in owner, an IT professional in his 30s. Kitchen and shared main bathroom access are included. The owner has a separate ensuite. A second lodger will join later and share the main bathroom.

Please note: there is no shared living-room access. Communal garden access is available.

Approximately 3 minutes' walk to Canning Town station. Lidl and Morrisons are beneath the building, with cafés, restaurants, 2 gyms and a Post Office nearby.

Single occupancy only. No smoking, pets or guests. Minimum stay: six months. After that, one month's notice, with termination terms set out in the agreement.

Weekly shared-area cleaning is included. Please wash your own dishes, clear up after cooking and keep shared spaces tidy between visits. Bedroom cleaning and laundry are not included.
