I have a lovely double room with lots of natural light let in through French doors which open into the long back garden. The floors are restored pine, mostly original.
All bills except energy are included. We share that monthly according the cost of of the energy that has been used each month.
It's a nice old Edwardian house. The rooms are very nicely proportioned, with high ceilings and lots of daylight in all of them. It's on a tree-lined residential street in an area with lots of families.
The rent for a couple the rent would be £150 a month more.
Transport links to central London (below) are very good, especially if you don't mind a bit of walking.
There's a lounge for us all to share, with a wood burning stove, and a long back garden surrounded hedges and trees with a seating area that's great for BBQs.
It would be ok to have a very well behaved dog in the garden bedroom, as it is on the ground floor with doors to the garden.
There are lots of really nice parks nearby, including Beckenham Place Park with wild swimming, cafes and bars (one of which sells my honey when I have enough to sell).
Shared space and home
We often share a meal and the purchase of common food items, the laundry detergents and loo rolls etc., but that's as you wish.
I like to keep the air in the house fresh and free of smells such as vapes, incense, and scented products such as perfumes, detergents, aftershave etc.
We share the chores, and keep a lived-in clean house. The loo needs to be kept very clean.
Amenities
The house has a washing machine, super fast 350MB fibre-to-the-house broadband, a central vacuum cleaner system, and a long outdoor clothes line in the back garden.
Transport links
The area is very well served by frequent overground trains into central London and beyond, and the nearest bus stop is only 4 mins walk away (on a parallel street, so no bus noise in the house). It goes to Catford Bridge in one direction, and Grove Park in the other (if you don't want to walk to Hither Green), giving two fast train lines into London Bridge.
Trains
Bellingham is about a 15 minute walk, and Catford and Hither Green both take about 25 mins.

Buses
The nearest stop is for the 124 to Catford and is about a four minute walk.
There are more bus stops about eight mins further on.
Cycling
Cycling makes getting around town really easy, especially if you take the train too. There are lots of low traffic routes available now.
A gentle cycle to Westminster takes about an hour. You can do it on main roads in about 40 mins if you want to, but for me the quieter route feels quicker as it's also relaxing.
