A spacious, quiet, bright double bedroom overlooking the garden, with lots of natural light, a study desk, a comfy chair and extra desk lighting for work/study. New carpet and windows, which keeps the room warm in winter.

The room includes:
- Comfortable double bed
- Large built-in wardrobe (half available for your use)
- Chest of drawers
- Spacious desk and comfy chair for study / work
- Access to a well-equipped kitchen with fridge/freezer, microwave and washing machine
- Spacious bathroom with bath and shower
- Bed linen, duvet, two pillows and a set of two towels are provided by the landlord

📍 Location
A quiet residential area between Catford Bridge (approximately 14–15 minutes' walk) and Forest Hill Overground (approximately 19 minutes' walk).
- Tesco Express (less than 2 min walk)
- Large Sainsbury's supermarket (around 8 minutes' walk)
- Small local park, ideal for running
- Several new cafés recently opened in the area

🚆 Transport
Good transport connections to Central and South London.
Direct trains to: London Bridge, Waterloo East, Charing Cross, Peckham Rye, Denmark Hill, Farringdon, St Pancras International
Several bus routes also provide convenient access to Denmark Hill, Victoria and surrounding areas.

💰 Rent
£790 per month.
Bills included, based on average household consumption per person. If energy or water is used excessively or unreasonably and usage is significantly higher, the additional cost will be calculated from the monthly meter and water readings and charged accordingly.

This is a peaceful and tidy home, best suited to someone who appreciates a calm living environment while studying or working.
To keep the flat peaceful and comfortable for everyone, the room is for single occupancy only. For yours and mine comfort overnight guests and partner stays aren't possible during this short-term let. Thank you for understanding.
