🐶 Important – Dog in the House:
I have a small poodle-type dog. My dog is allowed on the sofa and bed, so this home is best suited to someone who genuinely loves dogs and is very comfortable living closely with one.

I’m not planning to accept another dog, but I may consider it in exceptional cases at a higher rent, as long as they are fully house-trained and the dogs get along well.

* 10 minutes walk to Catford & Catford Bridge stations
* 22 minutes walk to Honor Oak Park / Forest Hill
* Around 20 minutes to London Bridge by train

* King-size bed
* Small desk

🏠 The House:
* Brand new, very clean and well-maintained
* Shared bathroom (shower) + 1 additional toilet
* Fully equipped kitchen (dishwasher, microwave, air fryer, toaster, electric hob)
* TV with Netflix
* Quiet, calm home environment

👤 About Me:
I’m a friendly Japanese professional working from home. I speak both English and Japanese and keep the home clean and tidy.

* Someone who enjoys a calm, respectful home

* Working from home is fine, but please note I also work from home

🚫 House Rules:
* No parties
* Occasional small dinners are fine if mutually agreed
* This is a quiet residential area

💷 Rent:
* Bills included (subject to review if energy costs increase significantly in winter)
* Deposit: 1 month’s rent
* Minimum stay: 3 months (flexible)
* Available from 1 May (flexible)

📅 Short lets / part-time stays (e. g. 4–5 days per week) are considered at a reduced rate.

Minimum stay: 6 months, but happy to consider longer-term arrangements.
