Cosy double room in friendly houseshare

* Please note that rent negotiations tend to occur around October time, so the advertised rent may go up. Historically this has been around a £50 increase :)*

Sadly, one of our flatmates is leaving this beautiful house as she’s taken the plunge and gotten on the property ladder so we are looking for a great replacement!

We’re looking to do house viewings on 17/08, 18/08, and 19/08. Room comes with a double bed and a quadruple built in wardrobe, and there’s space for a desk for us hybrid working girlies :) Move in date is 10th September (in line with rent payments, but this can be earlier

About the house:
The lease has been constantly renewed for a number of years as the house is such a home! We live in a lovely terrace house - the perfect midpoint between Clapham Junction and Clapham Common station, both roughly 15 minutes walk away, with loads of buses nearby too. With both Battersea Park, Clapham Common and Wandsworth Common a short walk away - we've really got everything on our door step; restaurants, pubs, gyms/ yoga studios, supermarkets etc.

The house itself is located on quiet street, and split across 3 floors. On the ground floor we have a large living / dining room (perfect for movie nights), a conservatory leading to the back patio, massive kitchen, and small loo & utility space. 3 of the bedrooms (including what will be yours) are located on the 1st floor and share a large family bathroom. The 4th bedroom on the top floor which has an ensuite bathroom.

About us:
Nina (35) - works in student support for UCL, enjoys going to gigs and festivals, musicals, brunch, running and watching crime dramas. It’s a running joke that the girls walk in when some kind of disturbing murder scene is unfortunately on screen at that moment!

Lauren (34) - Civil Servant and avid reader. Loves a good charity shop spree, running, badminton, travelling and exploring London. Always up for discovering a new place, getting lost in a good book, or finding the next series to binge!

Vanessa (37) - photographer, resident Canadian and maple syrup enthusiast. Loves nature walks, craft beer, Asian food and is an expert at finding hidden gems in charity shops.

About you:
We’re looking for someone a similar age to us who is easy-going, tidy, who’s up for Netflix marathons, London explorations, epic charcuterie boards and vineyard tourings! We enjoy hanging out together, but equally have our own groups of friends. Lauren works full time in the office, but the rest of us are all hybrid workers :)

Rent: £884.50
Deposit: £789
Bills: ~ £100-150 incl. water, gas & elec, council, broadband, TV licence and a fortnightly cleaner. Between us we have just about every streaming service.

We'll be looking for someone to sign as our fourth tenant and will need to go through all the normal landlord checks with our rental agency Noble.
