I am moving out of my lovely shared house to move in with my girlfriend so am looking for someone to take over my tenancy. The room is available from August/September (dates somewhat flexible) until the 26th April 2027 when the lease ends, although my housemates may look to extend beyond this.

The house is a spacious 3 bedroom property with a large private patio - perfect for summer evenings!

THE ROOM:
- Double room furnished with a bed, chest of drawers and a built-in wardrobe.
- £1090 per month (excluding bills)
- £1268 deposit
- Rent and deposit due in advance of moving in

LOCATION:
- Clapham Junction Station 10 min walk
- Clapham Common 5 min walk
- Battersea Park 15 min walk
- Supermarkets (Waitrose, M&S, ASDA, Lidl, Co-op) 5-10 min walk

The kitchen is fully furnished with Fridge, Freezer, Washing Machine, Tumble Dryer & Dishwasher.

The bills per person is circa £100 a month.

HOUSEMATES:
25 and 27 year old professionals, with Imogen working for a tech start up and Mitchell working as Project Manager/Surveyor. We enjoy socialising and going out but also enjoy relaxing time in our rooms and the shared lounge.

IDEAL HOUSEMATE:
- Professional Male
- 24-29 years old
- occasional WFH ok, there is a desk in the lounge that nobody else regularly uses
- Someone who is clean, sociable, friendly
