Double bedroom in Clapham flat

I am moving home so I am looking for someone to take over my large double bedroom, 2 minutes walk away from Clapham North tube station. The flat is on the third/top floor and it is 3 bed 2 bath. You will be sharing a bathroom with one guy who is very clean. There is a large kitchen and living room and a balcony that connects all 3 bedrooms and the living room. This room comes with the bed, bedside tables, wardrobe, chest of drawers and extra black drawers in the photo. It does not come with the desk, desk chair or anything else pictured in the bedroom. Kitchen appliances are all shared.

Rent: £1,305 per month (confirmed that it will not be going up in August)
Bills: around £150 per month
Deposit: £1,584 (we split the deposit equally 3 ways, but we split the rent based on room size)

Move in date 5/6th September 2026! Looking for someone to take over the contract. Viewings ASAP so please message me if you are interested. Estate agent will require references/salary check/guarantor.
