Double room, beautiful garden flat - 5 MONTH LET

Hi! I'm Liz, and I'm looking for someone to share this lovely Clapham flat with from 2 November. I've been renting here for a year and a half and love it. My current flatmate is moving on, so I'm hoping to find someone who shares my feeling about keeping a calm, tidy home.

The flat is a 2 bed / 1 bath and genuinely quiet, which is amazing considering how close we are to the fun bustle of Clapham. Think calm evenings, an easy kitchen, somewhere restful to come home to. We're a 3 minute walk from Clapham High Street Overground and Clapham North tube, with Sainsbury's Local round the corner and the big one 10 minutes away.

The bedroom is furnished with a double bed and wardrobe, and there's space for a desk and a set of drawers.

Rent is £1000 a month plus bills, which climb towards £200 over winter (includes council tax). I also plan on setting up a cleaner once a fortnight, about £50 each per month.

About me! I'm Liz, 27, from Belgium, working in software as a product designer. Early to bed, out a lot with friends, and happiest running, looking at art, or planning the next trip somewhere.

I'll be honest that tidiness is the thing that matters most to me. I like the shared spaces kept clear, which in practice means anything personal without a dedicated spot lives in our bedrooms, and washing up tends to get done the same evening rather than left. We have a dishwasher and washer/dryer that helps with that :) The bathroom is shared between the two of us, so being considerate with it goes a long way. If that sounds like hard work rather than normal, we probably aren't a match, and that's completely fine!

The room is available until 31 March, when I move out, so it's a set arrangement as the flat is currently on the market, which means the occasional viewing with notice. My landlady has been lovely about it all. There will be a £50 assignment fee for the contract change.

On rhythm, I'm out most evenings, bedtime around 11PM, and away travelling fairly often, so you'd have the place to yourself a good amount. I work from home three days a week, and work from the living room when I do. Someone with a similar pattern would suit the flat best. Being from Belgium, I have friends from overseas who stay over occasionally for a few days at time.
