Beautiful renovated house with a cockapoo!

I'm looking for someone to move into the spare room in my two-bedroom Victorian house in Balham/Clapham South. It's a spacious house with a big garden and a newly renovated bathroom, and there's plenty of room for two people without living on top of each other.

The house

It's on a quiet residential street but really well connected. Clapham South tube is about a 7-minute walk, and Balham tube and rail station about 10 minutes.

The bathroom has just been completely redone, with a large walk-in shower, full-size bath, double vanity and plenty of storage and there's a brand-new boiler. The downstairs is having a refresh too.

There's a spacious kitchen/living area and a large garden with outdoor seating, a fire pit and an electric BBQ, which gets plenty of use in the summer. The living room has a 60-inch TV and surround sound, so it's a pretty good set-up for movie nights.

Your room has a double bed, has also just been renovated, with loads of storage - a floor-to-ceiling fitted wardrobe, two large chests of drawers and under-bed drawers.

Bills and cleaning

Broadband, Netflix and Amazon Prime are included in the rent. Council tax, water and energy are split between us and usually come to around £125–150 each a month. A cleaner does a two-hour deep clean of the shared areas every fortnight, which we split (£19 each), so day to day it's just keeping on top of things.

About me (and Florence)

I'm 35 and work as a lawyer, so my weeks can be busy. I'm usually in the office Tuesday to Thursday and at home on Mondays and Fridays, and there'll be plenty of evenings when you have the place to yourself. Outside work I'm pretty active – I run with Clapham Chasers, do PT round the corner and cycle – and I'm a big fan of good food, wine, travelling and exploring London.

I'd like the house to feel like a home rather than two people living completely separate lives, so it would be great to live with someone who's up for the odd dinner together, a bottle of wine or a trip to the pub. I have friends over for dinner or drinks now and then, and every few weeks might host pre-drinks before a night out (you'd be very welcome to join!). It's your home too, so the same goes for you having people round. Partners staying over occasionally is also fine. Most weeknights are pretty chilled, though – cooking, Netflix or an early night. It definitely isn't a party house!

I also live with Florence, a small four-year-old cockapoo, so you'll need to be a dog person! She has a walker during the week and spends most of her time asleep, following people around or looking for someone to cuddle. There's obviously no expectation that you'll help look after her.

Who I'm looking for

Someone friendly, easy-going and considerate who has their own life in London but is also happy to actually know the person they live with. I keep the house clean and tidy – nothing obsessive – and would like someone similar.
