Clapton double in top floor flat with balcony

Bright, good size double bedroom available in a 2 bedroom top floor flat with balcony and views of London. Living with me, Lucy, a late 30s artist and freelancer working in the arts charity sector. The current flatmate is buying his own place and the last person before that moved in with her boyfriend. The rent is £928 per month which includes water and WiFi. Council tax is £88 a month on top of that and gas and electricity is about £50 a month. It's available from mid-August but might be possible to do the start of August too if needed.

Clapton and Rectory Road Overground stations are both ~10 mins walk, Stoke Newington Church St and Abney Park are ~10 mins away and good bus services to take you around North East London. The flat is in a gated new build so very secure, lovely neighbours and have rarely heard a peep from another flat in the time I've lived here. The balcony is surprisingly quiet and being up in the tree tops makes it a gorgeous place to relax in the sun. There is also shared access to a large roof terrace with a great 360 view of London.

Me and Alex lived together for a year and found a good balance of flatmate life - clean and tidy but not obsessively so, up for hanging out but also independent. I work from home a fair amount but always happy for company at the kitchen table. Things are pretty chill and I'm always up for a shared meal, Sunday mornings reading, or sitting on the balcony with a negroni having a natter.
