Hiya! A double room is available in our 3 bedroom flat, as one of our housemates is moving out!

We are three professionals between mid twenties & thirties, looking for a new roommates(s). I myself, am a postgrad student, my partner is a chef and the other roommate works freelance. There is also a part-time dog that lives in the flat, 2/3 weeks in and 2/3 weeks out, his name is Beef and he's a Cavapoochon!

We are easy going, clean, respectful and relaxed, we sometimes hang out in the evenings but we also respect each other's space and schedules.

ROOM
Whilst the room itself isn't ensuite, there is a bathroom (toilet, shower) that would be solely yours to use. There is also extra storage outside in the corridor that can be used if needed!

FLAT
Both the other two rooms have their own bathrooms (1x ensuite, 1x toilet and shower).

Kitchen is equipped with a fridge/freezer, washing machine/dryer , oven, electric hobs and dish washer.

The River Lea canal passes directly in front of our flat and both balconies have beautiful views of Hackney Marshes, which is great for walks, running and cycling. We get natural light during the day and during the summer we tend to sit and enjoy the view on the outdoor deck.

If you have a bike, you are welcome to keep it locked on the balcony or downstairs in the basement’s secure car park.

RENT/BILLS
The rent is £839 per month, with the bills coming up to an additional £164. Deposit is a month’s rent.. The bills include electricity, water, internet and council tax. And an additional £56.50 for TV License once a year.

TRANSPORT
Closest tube station is Clapton, about a 7-minute walk. It's served by the London Overground with trains to Liverpool Street(Central, Circle, Hammersmith & City, Metropolitan and Elizabeth line) that take around 10-12 mins, or Walthamstow Central (Victoria Line) for 5 mins. Lots of buses pass by towards Hackney and the City (55/56) or towards Manor House/Finsbury Park (Piccadilly Line) (253/254). The Lea Bridge rail station is also a 15-minute walk (or 5-minute bus ride) with a train to Stratford for only 5 minutes.

LOCATION
There are a few options for pubs only minutes away, like the Princess of Wales on the canal and The Crooked Billet on Upper Clapton Road. Closest supermarket is the Co-op, only a 3 minute walk and there are lots of other options around for fresh vegetables and fruits and off-license shops, maximum 10-minute walk. Hackney is also within walking distance and has a big Tesco, a Sainsbury’s and M&S Food.
