Double Room Available with Own Bathroom!

Hiya!

A double room is available in our 3-bedroom flat. We are 3 professionals looking for a new roommate. There is also a part-time dog in the flat, Beef, a Cavapoochon, who spends around 2–3 weeks at a time with us before going to his other home.

We're easy-going, clean, respectful and relaxed. We sometimes hang out together in the evenings, but we also value each other's space and schedules.

ROOM

Please note that the photos are slightly outdated. Since they were taken, the room has been completely repainted and fitted with brand-new carpet throughout.

The room is partly furnished with a large chest of drawers and a smaller set of drawers.

Whilst the room itself isn't ensuite, there is a bathroom (toilet and shower) that would be solely yours to use. There is also additional storage space available in the corridor.

FLAT
The other two bedrooms both have their own bathrooms (one ensuite and one private toilet/shower).

The kitchen is equipped with a fridge/freezer, washing machine/dryer, oven, electric hob and dishwasher.

The River Lea canal passes directly in front of the flat and both balconies have beautiful views across Hackney Marshes, making it perfect for walking, running and cycling. We also have a balcony which looks upon the canal and marshes.

If you have a bike, you're welcome to keep it locked on the balcony or downstairs in the secure basement car park.

RENT & BILLS
Rent is £839 per month, due on the 1st of each month. The deposit is also £839 (1 months rent)

If you move in on 10th June, the first month's rent will be £558 (pro rata), after which rent will be £839 per month.

Bills, including council tax, electricity, water and internet, typically come to around £100–£120 per month.

MOVE-IN DATE
Our current flatmate is moving out on 10th June, but if needed we may be able to arrange an earlier move-in date for the right person.

TRANSPORT
The closest station is Clapton, around a 7-minute walk away. It's served by the London Overground, with trains to Liverpool Street (connecting to the Central, Circle, Hammersmith & City, Metropolitan and Elizabeth lines) in around 10–12 minutes, or Walthamstow Central (Victoria Line) in around 5 minutes.

There are also plenty of bus routes nearby towards Hackney and the City (55/56) and Manor House/Finsbury Park (253/254). Lea Bridge station is approximately a 15-minute walk (or 5-minute bus ride) away, with trains to Stratford taking around 5 minutes.

LOCATION
There are several great pubs just a few minutes away, including the Princess of Wales on the canal and The Crooked Billet on Upper Clapton Road.

The nearest supermarket is the Co-op, only a 3-minute walk away, and there are plenty of local greengrocers, convenience stores and off-licences within a 10-minute walk.

Hackney is also within walking distance and offers a large Tesco, Sainsbury's and M&S Food.
