ABOUT THE FLAT:
House has a big kitchen and a spacious garden. There is a sofa in the kitchen which is the only communal area. There is a lot of storage space around the house. 1 bathroom and 1 additional toilet. We also have an indoor storage space for bikes.

ACCESSIBILITY - there are no steps to access the house, kitchen or toilet. The available room is on the first floor (24 steps up) and the bathroom/shower on the 2nd floor (48 steps up). This is a 3 storey house and there is no phone/video entry system. No visual/hearing adaptations that I'm aware of.

THE ROOM:
Good sized double room on 1st floor (24 steps) comes un-furnished

LOCATION:
Ideal location near Chatsworth Road which has all amenities, bars, restaurants and a great Sunday market. E5 so lots of good transport options. Hackney Marshes & River Lea are just round the corner. Walking distance to Homerton, Lower Clapton, Hackney Central.

BILLS AND RENT:
The rent itself is £700 every month.
Bills: wifi, water, council tax, cleaner x2 month and energy come to about £150 a month.

You will have to go through checks with the landlord who is asking a minimum of £29k per annum income and a UK guarantor (in lieu of a deposit). He is pretty good to deal with and addresses any issues promptly. Unfortunately he does not accept benefits.

ABOUT THE FLATMATES:
It's very important to us to keep the house queer friendly. We are looking for someone tidy and clean and anti-racist. We're all on different schedules so there are rarely any issues with accessing the shower or with cooking clashes. This is a very independent household, everyone has quite a packed schedule and we don't spend much time together.

Amberine: nb, works frontline at a charity and has a cat called Arya that I’m sure you’ll fall in love with. Music/dancing/80s movies/cooking

Nayab: she/her, works days and nights in security, sometime wrestler, likes yoga

Flora: she/her, trans femme who works in policy for the civil service. Loves reading, music and LGBT Culture.

Arya: friendly feline companion, she is cute&cuddly and really likes hopping from room to room.
