Bright communal living room and kitchen area

I'm sadly leaving this amazing flat!

It’s a beautiful loft with a big and sunny living room, a large kitchen fully equipped and a large bathroom. The flat also has private parking.

The flat is fully-furnished (washing machine, dishwasher, microwave, fridge, freezer).

There are two rooms available on the upper mezzanine part of the flat.

One is the smallest room for £520 p/m, it's cozy and great value for the area. There is a shared space on the mezzanine, allowing you to have additional storage space. The room has a low ceiling, so if you're tall that will definitely be an inconvenience.

The second room is for £550 p/m and has quite a bit of space. You cross the bridge across the living room to get to it which is pretty cool. The bed is almost like a Japanese style den in a separate little room with a sliding door. The room also has space for a large desk, clothes rail and a shelving unit with room spare. FYI the ceiling is also low here — if you're taller than about 5'10" you'll definitely notice it!

The area is very quiet and it’s only 7min walking distance to Clapton Overground and very well connected with buses. You will be near Chatsworth road, with markets on Sundays. As well as Lower Clapton road, which has lots of bars, and restaurants (not to mention near Sodo pizza, which is great for hungover Sundays).

There are 2, 24 hours organic shops walking distance from the flat and a Co-op supermarket right at your doorstep (which is open till 11 pm, 7 days a week). There is also a chemist and GP literally across the road. Handy!

You will be living with 2 other flatmates (one girl and one guy), who are all professionals. The flat is great for relaxed eating and having friends over for dinner. The canal and marshes are also just down the road!

This is a no smoking flat, but there is a balcony on the side of the building where you can smoke.

We are ideally looking for professionals (age 25+), who are clean, respectful and easy going.

The bigger room is available as soon as March 26th.
The smaller room is available 6th of April.

We are looking to do viewings ASAP as the bigger room needs to be taken pretty soon.

Bills are around £65 per month in total inc. broadband, council tax, gas, electric water etc.

We have a cleaner that comes bi-weekly and comes to £11 p/m (each).

Deposit is £750

IMPORTANT: On top of the deposit, there's an additional £345 for referencing, tenant changeover fees. It's pretty ridiculous, but unfortunately, that is what Keaton's charge (listed on their site). But considering the rent is pretty cheap, it does sort of even itself out.
