A fantastic opportunity to live in a great flat, with one other, in the unsung hero that is Colliers Wood!

I'm looking for someone to rent a large double bedroom with excellent storage less than a 10-minute walk from Colliers Wood Underground Station (Northern line, and only 14 minutes to the Victoria Line at Stockwell)

The Flat

The flat is a bright, spacious and comfortable home over the 1st and 2nd floors with 2-bedrooms, 2-bathrooms, a semi-open-plan kitchen, plenty of storage and private outside space. Other benefits include:

• Air conditioning in the sitting room
• Central heating
• Washer/dryer
• Dishwasher
• Large fridge/freezer
• Secure bike box
• Communal attic storage (and more!)

The flat originally came unfurnished, so some of the furniture and artwork shown in the photos will be going with my current flatmate. However, I'm keen for the flat to feel like a proper home, so I'll be replacing things as we go and am more than happy for you to add your own touches too!

The room

Available: Anytime from 20 September, and before 21 October

Rent: £1,150 pcm + bills

Bills: Approximately £150–£200 pcm, which is for all bills (Council Tax is Band C) and a cleaner every other week.

Security Deposit: £1,350 or under (tbc)

It's a large double bedroom with excellent built-in storage, with enough space for a desk - I don’t WFH so don’t mind you working in the living room, but a full and permanent WFH set up in the shared space would be a bit much.

The room is currently unfurnished, but there may be an option to have it furnished for the right person - so don’t let this put you off!

Whilst the room isn't en-suite, you'll have primary use of the main bathroom shown in the photos, with the occasional guest using it when visiting.

Why Colliers Wood?

Having lived here for over a year, I can honestly say Colliers Wood has pretty much everything you need and more…even now I haven’t done everything on offer, and trust me, I’ve tried!

Merton Abbey Mills is about 5 minutes away and is my favourite thing about the area. It hosts street food markets with live music, craft markets, a vintage clothing store, independent coffee shops, independent pubs (with pints from £5!), a Brazilian sports bar, a variety of restaurants including a highly rated steakhouse and Black Radish, which is featured in the Michelin Guide.

Even if you don't end up living here, you should really check this area out anyway!

There is also plenty more nearby, including:

• Large Sainsbury's & M&S stores – just over 5 minutes' walk
• Two retail parks – within 10 minutes walk (Lidl, Aldi, TK Maxx, Next, JD Sports, Boots, Currys, Starbucks, McDonald's and more)
• David Lloyd Gym (newly opened, with swimming pool and spa), as well as Jetts 24hr Gym, The Gym and yoga & cycling studios
• Great running routes along the River Wandle
• Morden Hall National Trust Park
• Deen City Farm
• Wimbledon Brewery

If the above hasn’t satisfied your appetite for a good time, Tooting (food market, pubs, bars) is one Tube stop away or a 30 minute walk, while Wimbledon (station, restaurants, theatre, cinema) is around 20 minutes by bus or 35-minute walk.

Who you'll be living with

If you've made it this far, you will probably want to know a little about me!

I'm Max, a property professional who works full-time in the office. I'm very sociable, considerate, kind and house proud.

Outside of work I enjoy socialising with friends, going to the gym, playing golf, popping to the local pub, reading, watching sport and rubbish on TV, film nights, board games and cooking.

I'm looking for someone who is social and wants to live in a nice, clean home, rather than just rent a room. Someone who enjoys having a chat and is up for the occasional drink out or in, Sunday roast, film night or other random activity would be ideal.

At the same time, I completely appreciate that everyone (including me) has their own lives, so being respectful of each other's space and downtime is equally important.

If this sounds like your sort of home, or you’d like more info or photos (there’s many more!), I'd love to hear from you!
