3rd Flatmate Wanted for Brand New Flat in Dalston

We're David and Vondo, looking for a third person to join us.

A bit about us

We've been friends since secondary school, 15+ years now.

David works in film and TV for a major live broadcaster.

Vondo is a musician, splitting his time between the studio and working from home. He also freelances as creative director and mentors young musicians for various charities.

We're both focused on our work and prioritising making this home a comfortable and nurturing environment for all who spend time here.

We'd say we're easy to live with — we're seeking shared living with an openness and acknowledgment of each housemate's needs, wants, similarities and differences.

The flat

First floor of a newly refurbished building. High ceilings, modern finishes, a lot of light.

Furnished with bed, wardrobe and chest of drawers. Our personal recommendation is to opt for a floor-to-ceiling clothing rail instead of the wardrobe to get the most out of the space.

New appliances throughout: washing machine, oven, dishwasher, plus sofa and dining table.

Decent sound insulation and great heat insulation, no shared walls with neighbours, and very little noise between rooms or from outside.

The landlords (Clarence Estates)

They own and manage the whole building. Twenty-plus years housing people in Hackney, with a reputation built on tenant retention rather than pushing rents — which is why this is priced fairly for a new-feeling property in this part of town. Tenants tend to stay for years. Local, responsive, quick to sort things. Vondo has dealt with Stephen and Morris for over a year and can vouch for them.

The numbers

Rent: £1,000 per month plus bills
Bills: roughly £130pp per month, council tax band B
Deposit: £1,000
Move-in: 01 October

Referencing is handled by the landlord. Students welcome. If you're not a UK citizen that's no problem — you'll just need proof of right to rent alongside standard referencing. One thing to flag: if you need a guarantor, they have to be UK-based.

The vibe

Chilled, clean and comfy. There's usually music on in the day, we're always sharing albums, tracks old and new with each other. Big on gigs, movies, sports. Dave's an Arsenal fan, you'll have to forgive him for that. Vondo's a Man Utd fan and Michael Carrick is the second coming - you can argue with the wall on this one.

We're not party people, and we have to emphasise that this isn't a flexible thing. If you want to party at home, stay at your home - this flat is not for you.

Vondo's teetotal, David drinks occasionally. Vondo has 0 issue being around alcohol, as long as folks enjoying a drink aren't messy with it. If you take hard drugs, we don't judge, but this is not the right place for you.

It's just not a party flat. Not for big pre's and deffo not for any afters. Friends round, dinners, the occasional late one is all fine — just give a heads up. But regular gatherings, people staying over most weeks, or anything that turns the living room into a venue isn't what this is.

Saying that, guests and friends round now and then are absolutely fine. Just let someone know - we have friends and family visit and stay for weekends sometimes so please feel free to do so too. No long-term guests though. Partners staying a couple of nights a week on ocassion is normal and fine. Someone effectively moving in ain't.

Quiet time matters a lot to both of us, we are very conscious about everyone's right to privacy.

We also appreciate that our long-term friendship might imply that we'd need whoever joins us to be just like us - absolutely not the case. We just ask whoever's interested to be pleasant to be around, show up with emotional intelligence and consideration for others, and help maintain the shared spaces consistently. Just a well-adjusted human being.

We believe in saying things directly, respectfully and objectively rather than letting them build up. We'd say asking about something is always better than doing something anyway and apologising if you ended up causing offence. Finger pointing and playing victim is lame.

Non-negotiables:

Clean people, not just when asked. Someone who personally feels more comfortable in a consistently clean environment.

Considerate, respectful and socially aware - being friends with us is not a requirement to live here, but the prior traits just are. Zero tolerance for any self-serving, inconsiderate or manipulative behaviour.

Good energy. Again, we're not fussed about where you might be different or the same to either of us, just someone who's decent to be around, have a laugh, share and socialise with the house in a sustainable way.
