Double room in sunny Dalston houseshare

We're looking for a friendly new housemate to take over my tenancy in our lovely Dalston Lane flat from Sunday 1 November.

The flat has 4 bedrooms and 2 bathrooms and you would be living with 3 other women, all creative professionals in their late 20s/early 30s. This has been an amazing place to live - both the flat and our apartment community in general.

The room

Sunny double room, with access to the south-facing balcony. Semi-furnished with a queen bed and mattress (new in 2025). There are 2 bathrooms and you’ll share with one other housemate.

The flat
The flat is bright, airy and modern, with a large open-plan kitchen/lounge that opens onto a south-facing balcony. There's triple glazing throughout which keeps the flat very warm and dry in winter. The flat is also fully furnished, so you won’t need to bring much – just your personal touch.

We have a positive, long-standing relationship with our landlord. There's a responsive property manager and a tradesperson who deals with any issues quickly.

Costs
* Rent: £915 pcm excluding bills, due on the 1st of each month
* Bills: approx £100 pcm, covering council tax, gas, electricity, internet and a fortnightly cleaner
* Deposit: £750 paid to the outgoing housemate
* The landlord will run a credit and reference check

The building
Fob access to the building and to our floor. Friendly neighbours who help out and stay in touch via a WhatsApp chat.

The building's cladding is being replaced and new insulation fitted. Work runs 8am to 5pm, Monday to Friday, and is expected to last until the end of the year. The onsite teams are considerate and well organised, and the flat is well insulated so noise is minimal but if you wfh a lot, there will be some daytime noise.

Location
A few minutes' walk to great coffee spots, wine bars and restaurants. Kingsland Shopping Centre (large Sainsbury's, Aldi, pharmacy) and both Dalston Junction and Dalston Kingsland stations are within 10 minutes' walk. Hackney Downs, London Fields, Victoria Park and Regent's Canal are all close by.

We’re looking for a housemate around the same age as the others – any gender is welcome! Just no smokers or pets, please.

Move in date is Sunday 1 November.
