FLATMATES:
Myself (31yo) and Alasdair (32yo) are both gay professionals and absolutely love our stunning home! We live mostly independent social lives outside of the house, but enjoy creating a homely environment when in; chilling over a cup of tea, sharing dinners, game & movie nights and a pint in the local or our garden in the summer.
I work for in marketing (hybrid) and Alasdair is a doctor, both full on weeks (+ Alasdair some weekends/nights).

YOU:
We want someone who is not seeking their new afters location. We both work in jobs that can take up long hours, on the weekend we want the home to be a sanctuary vibe and not clearing up from the night before!
We are a very clean and organised household, and we need you to feel the same responsibility for our lovely home.
Preferably someone who works Mon - Fri, ideally (partly) from their office, but we are flexible on this for the right person!
We are hoping you will be around our age.

We are looking for someone who will to stay for longer than 1 year as we are rolling into a new fixed term contract.

We’d love it if you are gay too, we’re keen on keeping the house in the community.
Unfortunately no students, pets or couples, sorry!

Bonus points for green thumbs - the garden needs love!

THE ROOM:
Ground floor, front-facing bedroom with sunny windows looking over the porch.
Comes mostly unfurnished but can discuss with the departing housemate if he is willing to leave anything behind.

Bills are around £160 a month (this includes a cleaner to deep clean every two weeks, internet, council tax, gas and electric). We pay for the water bill quarterly. Final cost varies month on month.

THE CONTRACT:
Rent is £913.5pcm
Deposit is £780 + £50 name change fee on the contract with the letting agent. They will need ID, references and documents to show you have a steady income to cover the rent.
The letting agents are open to those on benefits given they can provide guarantors/proof of affordability of the rent.
After the first year, the fixed term tenacy becomes a rolling contract.

Move in date is flexible in discussion with the leaving housemate, likely from late December / early January - references and checks will be undertaken by Benyon Estate (our landlord).
