🏡 About the house:
It’s a Victorian house with 4 bedrooms, kitchen, living room, laundry room (inc. dryer) and 2 shared bathrooms across 3 floors.
The room is a bright small double which comes unfurnished. It's on the 2nd floor, along with another bedroom and a shared shower room. You are welcome to use the bathtub in the downstairs bathroom. There's a desk and extra storage space in the living room.
We're in Zone 2 - New Cross, New Cross Gate, Deptford and Deptford Bridge stations are all nearby (between 7-15 minutes walk).
Local green spaces are Telegraph Hill, Hilly Fields, and Greenwich Park. Other highlights are Deptford Market and lots of lovely cafés, pubs, and restaurants.
💕 About us:
The current housemates are:
Lydia (she/her) - 26, works in food
Est (they/she) - 28, works in children's theatre
Beth (she/her) - 29, works for an arts charity
We’re looking for a woman or non-binary person aged 25+ and preferably also queer to join us, although this is not a dealbreaker.
We're hoping for someone who wants to stay longer term and call this house a home. We like to keep the house fairly calm and relaxed, and are mindful of each other's space. But we also love a natter in the kitchen or watching films together.
We have a cleaning rota and like to keep things clean & tidy.
💸 Rent & bills:
Rent will be between £922.50 and £950 - we are just negotiating with the estate agents. Bills are around £125 bills per calendar month (inc. TV license, Wi-Fi, water, gas, electricity, and council tax).
All housemates pay the same amount.
📑 Tenancy & deposit:
We are renting via a letting agency, who are fairly cooperative and quick to respond.
You will be joining as a joint tenant in a new periodic (rolling) agreement.
The deposit is £951.75.
The specific move in date is tbc but our outgoing flatmate should have moved by the end of October.
✅ References & checks:
The agency asks for proof of identity (ID), previous landlord's reference, and permission for a 'soft check' of your credit history.
You will need to earn 2.5 times your annual rent to pass referencing, or provide a UK-based guarantor. They will have to go through a similar process, and need a salary of 3 times the rent, or equivalent in savings.
🔑 Accessibility:
The house has 3 floors and this bedroom is on the 2nd floor. The living room is on the ground floor, and the kitchen on the 1st floor.
There are 6 tiled wide steps up to the front door, which is the only way to access the property. There is a doorbell but no intercom or entry system.
We're neurodivergent-friendly, though not a fragrance-free home.
