First of all, please read the message till the end. Any message that does not answer the questions specified below shall be not considered. Also please do not get alarmed that this ad might be a fake. It is not! Well I thought the same three years ago. This low price is due to the fact that our landlord is not much interested in money and that we take care of the house. Anyway the following is our advertisement.

We are very excited to present you with a small but nice room in a wonderful shared house. The room has recently been refurbished and completely clean. It comes with a bookcase, desk, and a large wardrobe. Please note that the room IS available - we will take it down as soon as we find a candidate who fits our friendly house.

- Large communal garden.
- Big living room.
- Giant kitchen.
- Two bathrooms.
- The rent is £240 pcm (plus bills which come to no more than £100 per month).

You will have to pay the deposit (£240). Plus, on the day you move in, you'll have to pay the rent. However, as the payment day is 1st of each month you will split the rent with the current occupant of the room for the first month. She is going to leave the house on 4th June, so the room is going to be available as of 4th June. Additionally you need to pay part of the water bill she paid for (£69.7) as a one-off annual payment.

Areas Around the Flat
The area has recently been chosen as a target of regeneration, thus a huge amount of money is being invested and our vicinity is rapidly getting cosy. The area is very safe with family homes and schools nearby. As for shopping, we have an easy access to Brent Cross shopping centre, Lidl within a 5 min walk distance, Wing Yip (large Asian supermarket) and a wide selection of high street shops in Kilburn such as Tesco, Sainsbury's, etc.

Transportation
There are multiple bus stops 4 min walking distance from where you can go to Kilburn (11 min), Willesden Green (10 min), Golders Green (19 min), Cricklewood Station (10 min) with direct fast trains to King’s Cross and other destinations in Central London. The choice of tube lines and trains offers great flexibility and night buses go frequently as well.

Members
Members of the flat are all nice. The members are: one Japanese man (PhD candidate of philosophy), one Franco-Italian girl (English teacher), one Greco-Italian girl (art student), one Jamaican girl (ice skating coach), one Italian man (tattoo artist & body piercer), two Italian girls (a media company & flight attendant).

Landlord
The landlord rarely comes to the house, apart from when he has to repair something in the house. So the only occasion you will see him is when you pay the rent.

Why is this room so cheap?
You might suspect that this advertisement is a fake. It is not, fortunately. The reason why it is so cheap, despite the fact that it is in a rapidly developing area, is that the landlord leaves us the management of the house and that we trust each other. So for this reason you have to prove that you satisfy the following requirements.

SMOKING
Smoking is allowed only outside the house. No illegal drug including weed is allowed.

Requirements
We are looking for a DECENT person. This means that you have to be able to share the basic values according to which we keep the peaceful order of the house.

Besides, in order to winnow the applications, you have to answer the following questions. Any message that does not answer these questions WILL NOT BE CONSIDERED. Note that on the other hand an answer such as 'I do not read much' does not necessarily give a bad impression. The important thing is how you express yourself.
