ROOM AVAILABILITY:
Late afternoon on the 30th of October/1st of November 2019.

Minimum stay ideally at least 3-4 months but shorts stays available too at a slightly higher rate.

Looking for a lodger who will welcome and maintain a shoe-free environment within the flat, which is a must.

I kindly ask all doors are closed gently by handle, particularly the front door where babies and my bedroom is situated.

Non-smoker (non-negotiable) and no drinking on premises.

BRIGHT & AIRY, SHARED 2 BEDROOM FLAT close to tube.
NON SMOKERS ONLY PLEASE.

I have a lovely bright & airy double bedroom for rent in my two bedroom flat situated in East Finchley, just off the High Road.

The flat is ideally suited for professionals with the tube station just a short 8-minute walk away. It is then approximately a 20-30minute tube journey to the central London. At the bottom of the road is the local Post Office sorting office.

LODGER ROOM
The room comes furnished with a double bed, mattresse topper, desk, piano stool, swivel chair, one step stool, which can be used as a quick chair for the small fold down breakfast table in the room.

Wardrobes, loads of shelving above room door to accommodate luggage as they are wide shelves.

Furthermore coat hooks, two fabric Ikea wall shoe pockets, mini dehumidifier for when drying laundry or can borrow mime, which is full size one.
Next in room are two regular chairs stowed away on hooks right up under ceiling when not in use.

Most conveniently, there's also a mini fridge & washing machine in the room!!

The washing machine comes with a very useful 15-minute cycle. The room benefits from a recently re-fitted en-suite, which consists of a rain fall shower as well as hand-held shower, toilet & basin.

In other words, room comes as seen.

Please note, should you feel you'd like to make any changes to the room, including removal or additions of soft/furnishings this is to be confirmed by prior agreement.

THE FLAT
The flat is home to myself & my 19-month-old baby girl. We are both very chilled out relaxed personalities.
We are both used to sharing the flat.
You're welcome to chat to current lodgers how quiet our home is :)

I appreciate sharing with a young child may not be ideal to a few, but I have been blessed with a very calm and happy child even when it comes to night time feeds. She rarely causes a disturbance.

There's a share of kitchen, which is not huge but well equipped for sharing.
Under counter freezer and separate tall fridge available to share.
Some plates, cups, cutlery available to share, please bring own crockery.

The lounge is used as a playroom/nap room and currently isn't intended for sharing with lodgers.

CLEAN ENVIRONMENT
A professional individual or couple would be ideal who is/are happy to maintain the cleanliness within shared areas.

Happy to maintain a shoe free environment within the flat is a must.

Closing doors gently is also a must, particularly the front door where babies and my bedroom is situated.

Non-smoker (non-negotiable) and no drinking on premises.

ROOM PRICE:

£695pcm for single occupancy
£795pcm for double occupancy

SHORT STAY RE-ADVERTISING COST
Less then 7 months stays would be subject to covering my spareroom re-advertising costs.

This comes to £85, which pays for one month ad upgrade as well as 15days featured ad.

DEPOSIT
Month’s deposit is payable prior to moving in, some flexibility can be reached.

BILLS INCLUDED
Bills are included in the rent inclusive of TV Licence (standard consumption of Gas & Electricity applies. Turning lights out please, I am careful to save energy where possible.)

Broadband costs £25 a month extra.
I don't need a home broadband, only keeping it for lodger use, and would kindly ask to charge it to the room for this reason.

REFERENCES
2 references are required that are no longer than a month old. One must be from your employer and the other from former landlord/lady I can telephone.

Depending on the above I might ask a copy of your latest bank statement showing payment of your previous rent & confirming your income payment.
