East Village double room for LGBT+ or Female

I'm sadly leaving this lovely flat for a new job outside of london so we're looking for a clean, kind and friendly LGBTQ+ or female professional to take over the tenancy! (No couples sorry)
Available from 31st August (possibly with some flexibility to move in earlier).

The flat:
Located in East Village, it’s a new build flat (with its own private rooftop!) located 10 minutes walk from Hackney Wick station (Mildmay line), 8 minutes from Stratford international DLR and 15 minutes from Stratford station (Central, Jubilee, Elizabeth, Overground, National Rail). There's also busses direct to Stansted from the train station.
The area is super nice, built from the 2012 Olympic village. It's full of young families and professionals so it feels like a safe and quiet break from london with great transport access to central london.

3 Bedrooms and 3 bathrooms - you'd only be sharing the full bathroom (including bath!) and the second bathroom toilet with 1 other person as the third rooms has an ensuite, so no waiting around.
Theres a spacious shared living room with 2 sofas and a TV with all the streaming services, and ofc the amazing private rooftop just for the flat, great for the spring/summer months with space to barbecue or socialise.
Kitchen all new with everything you’d expected plus a dishwasher! Between the 3 of us I’ve never had to wait to cook and again there’s loads of space all round the kitchen.

Sharing:
You’d be sharing with Martin and Ahnji, two of the warmest, friendliest people I’ve ever lived with. They’re both in their 30s and have been living here for a few years. Both of them have their own social lives and are often out with friends or occasionally having friends over and they’ve genuinely been a treasure to live with. It’s an LGBTQ+ household so we looking for someone who’s LGBTQ+ or a female ally to join the warm environment.
Obligatory ‘its not a party house’, both Martin and Ahnji do go out and might have friends over before but they’re always super respectful so we’d be looking for the same.
Also there’s lots of storage around the flat including some on the roof.

The bedroom:
Double bed fully furnished with a desk and chair that come with the room, plus 1.5 wardrobes and tons of shelf space and 2 drawers.

Cost:
Rent for this room is £1005 (we pay different amounts per room so the total cost for the flat is higher on paper but we pool the rent and then send it all in one so you’d only pay £1005 per month).
You'd be swapping with me on the tenancy which runs until the end of June 2027 so you'll need to be able to legally rent in England and the agency will sort out all the referencing.
Bills are split equally and usually work out to £150-200 per month (Council tax, energy, water, electricity, wifi).
The deposit is £1250 and that gets sorted between the tenants changing over.

Genuinely this has been my favourite place I’ve lived in london, both because of the flat, the flatmates and the location so I’m hoping to find someone great to live with Matrin and Ahnji.
