After many years of living with my current flatmate (who’s moving abroad for a new experience) I’m looking for a new flatmate. Looking for someone easy-going and sociable, who at the same time respects people’s boundaries and privacy.
It is **super** important that you are clean and tidy, as I like to keep the flat in great conditions. I always clean as I go without the need of being reminded (as you can probably see from the photos), so I’d expect the same. Having the occasional guest over is perfectly fine, but this is not a party house; also, I try to avoid any noise at late hours (especially during the week).
Move in date: 10th/November/2026
The building is right in front of Elephant and Castle station (Bakerloo, Northern and rail), and there’s literally everything downstairs: a Local Sainsbury, Pret, M&S, a bigger Sainsbury three minutes away, multiple gyms, so many restaurants and local shops, the GP surgery and a pharmacy… and more to come as they finish the shopping centre (and a cinema I heard)! The flat faces NW, so you can see the NYE fireworks.
Bills are split between us (electricity, water, fast internet, council tax, cleaner, house/cleaning stuff etc). Roughly £400 each per month. We have a 24/7/365 reception, which requires bills to be paid as per the contract (roughly £350 each every 6 months, but this changes based on consumption). No other fees.
So expect bills to be roughly £460-500 each per month if taking in consideration everything.
You’ll be sharing the flat with me: I’m Federico, born and raised in Italy and moved to London 8 years ago. Studied financial economics at university, now working in FinTech. I wfh only once a week (normally on Monday or Friday) - would appreciate someone who doesn’t wfh only, and doesn’t do night shifts. Also, no students, sorry!

Please note: the bedside table, shelves next to the bed, desk, and chair belong to the current flatmate. TBC whether he’ll leave them here or sell them. So you’ll have a bed, mattress, and chest of drawers, as well as a built in wardrobe.
