Double Ensuite Room in Park Central East

I’m looking for someone to take over my room in our 2-bed flat at Park Central East - Elephant & Castle, as I’ll be moving out of London. My flatmate will be staying, so you’d be moving in with her.

The flat is modern, bright and spacious, with a good-sized living room and fully equipped kitchen. Great location with Elephant & Castle station only 7 minutes walk away, as well as lots of cute coffee shops including a brand new Blank Street, Joe & the Juice, Gail’s, and lots of cute shops, cafés and restaurants.

Rent: £1,545/month
Bills: ~£220/month

Just to clarify the council tax: we’ve already paid it for the next 6 months, until December. So until then, the usual bills will be around £220 excluding council tax, and you’d reimburse me £122/month for council tax for each month you stay, as I’ve already paid it upfront. From January onwards, council tax will be paid monthly as part of the bills (currently around £122/month).

You’ll need to go through the landlord/management company’s approval process, including referencing. Once the application is complete, the incoming tenant will be referenced and will need to meet the current affordability criteria:

• The incoming tenant must prove earnings of 2.66 times the annual rental share (rental share × 12 × 2.66).
• If a guarantor is required, the guarantor must prove earnings of 4 times the annual rental share (rental share × 12 × 4).
