Two Rooms Available in Our Lovely Zone 1 Flat

Hello! We’re Sarah (29) and Amy (25), looking for two women to join our four-bedroom maisonette in Elephant & Castle from 30th November 2026. Our two current housemates are moving abroad and moving in with their partner respectively, so we’re looking for two new housemates to join us! We’re a clean and tidy house and looking for someone similar age to us 25-30, ideally with a similar schedule (ie not WFH full time).

About the house:

We have a well-kept, spacious four-bedroom maisonette with:
* Two bathrooms, both with toilets, one with a double vanity and the other with a large walk-in shower
* A warm, bright kitchen with gas hobs, skylights, dishwasher, washing machine and dryer
* A lovely communal living space on the top floor, where we hang out, relax and host friends
* All the usual household bits already sorted (pots and pans, kitchen appliances, vacuum, etc.)
* Excellent transport links: 1 minute walk from Elephant & Castle station, with the Bakerloo and Northern lines + Thameslink. Most places are very walkable from here - only 25 to Covent Garden, Shoreditch, Westminster areas and 40 to Oxford St
* A Sainsbury’s local just around the corner, a larger Sainsbury’s 5 minutes away, and Morrisons and Lidl around a 15-min walk

Our landlord is great and lives downstairs, so any issues are usually sorted very quickly (he’s very respectful of our privacy!).

About us:

We’ve lived together for three years, and here for almost a year and really love the house and location. We’re both working professionals (graphic design and PR) and enjoy baking, travelling, hiking, art, exercise and reading. We usually work from home on Mondays and Fridays, but are otherwise in the office.

We’re good friends who enjoy spending time together (the classic girlie movie nights, yapping, running etc) but also have our own lives, and we’re definitely more a dinner party than party house! We’d love to find two people who want to be friends as well as housemates, and are considerate, clean and keen to make our house feel like a home.

Practical bits:
You’ll need to meet the required salary threshold of £35k+ and be able to prove your Right to Rent in the UK.
You’ll be joining our existing tenancy for the house as a whole, rather than signing an individual HMO tenancy for the room. Bills (water, gas, wifi, council tax) are not included in rent and currently come to around £97 per person per month. Between the four of us, we each take responsibility for one bill, and then invoice each other accordingly.
Both rooms are available from 30/11 and the deposit is £1154 and there is the standard one-off £50 fee for updating the name on the contract.

Council Tax Band: B.

Both rooms comes with a bed, mattress, wardrobe, and built in shelving:
Room 1: 7.86 sqm, £985 pcm rent
Room 2: 8.35 sqm, £1005 pcm rent (additional existing furniture available to purchase if desired).
