Double room with private en-suite, Essex Road N1

Looking for a flatmate to share a 2-bed, 2-bath flat on Melville Place, N1 8NE, just off Essex Road in Islington. Essex Road station is a couple of minutes' walk away, and Angel, Highbury & Islington and Shoreditch are all easy by bus or bike.

THE ROOM
A furnished double (approx. 3.9m x 2.8m) with its own en-suite bathroom (bath and shower), double bed, chest of drawers, bedside tables and a built-in wardrobe. £1,425 per month.

For full transparency: my room (the other double, with its own separate bathroom) is £1,325, so the total rent is £2,750. The en-suite room is £100 more.

THE FLAT
808 sq ft on the ground floor of a quiet, well-kept building with fob entry. There's a spacious living room with two sofas and a dining table for six, a separate fitted kitchen with washing machine and microwave, and a second bathroom that's mine, so you never share a bathroom.

BILLS AND COSTS
Electricity, water, broadband, council tax (Band F) and TV licence are split 50/50, roughly £150 each per month. Heating is electric, so expect a bit more in winter. I'd also like a professional cleaner in once a month to keep the place in great shape, split 50/50 (about £40 each).

The deposit is 5 weeks' rent for your room (£1,644), protected with mydeposits. You'll be added to the tenancy agreement directly, subject to the landlord's referencing. Under the new renting rules tenancies roll month to month, but I'm hoping to find someone who sees this as home for a year or more.

ABOUT ME
I'm Yash, 32. I work in partnerships at a tech company in Shoreditch, and did an MBA at Oxford before that. I work from home some days and I'm into music (I DJ on the side). I love cooking, I make a seriously good chai, and there's almost always food in the fridge that you're welcome to share. I'm easy-going and tidy, and I don't complain much. If something comes up, I'd rather sort it out over a quick chat than leave notes on the fridge. Family and friends from India visit now and then and sometimes stay a week or two, and I'll always give you a heads-up. No pets.
