The room is a good size with a big wardrobe (There's also a little extra storage in the hallway). It's a bit of blank canvas but perfect for someone who wants to make it their own. Does not include a bed frame or mattress (previous tenant is taking their bed with them).

Flat has good insulation and nice hot shower as well as good size bath, very good internet, good light and a dishwasher.

Also has a lovely big balcony.

Bills come to about £160/mo and include Broadband, water, electricity, council tax (Band D) and TV Licence.

THE AREA
The flat is on Springfield park near the canal. It's walking distance to Chatsworth road and Clapton station. It's also right on the The Marshes and Stratford/Hackney Wick is a 20min bike ride away.

The generally area has lots of overground, bus connections and a village vibe.

FLATMATE
I’m looking for someone who’s up for creating a nice homely atmosphere, are relaxed, clean and tidy. Preferably a professional, who's done with partying. I love cooking and hosting so would be cool to have someone who enjoys the same. Basically no drama is the vibe.

NB:
– No couples (sarry).

ADAM
You’ll be living with me, Adam (42). I'm an actor with a backup in graphic design. I like to cook, socialise (but not party loads) and tend to have a mixed freelance work schedule - sometimes working from home. I do 2/3 self tapes a week on average so you may occasionally see me being weird to camera in the living room. I'm generally very chill, bordering on boring :) and looking for someone the same.

– I'm not sober but don't drink loads.

The deposit is £1075 and is held with an independent company.
Also it's let by Keatons so you'll need to go through their vetting process FYI and be put on the lease - which comes up in May 2026 – this is non-negotiable requirement but with the new renters rights setup it's a rolling tenancy and you only need 2 months notice

VIEWINGS
Can do zoom viewings but would prefer in person.

VIBE CHECK
