Hi! My flatmate is sadly moving home and I'm looking for someone to join me in a lovely two-bedroom flat near London Fields. The room will be available from end July to early August, and you would be joining the existing tenancy agreement, which runs until 24 February 2026 with the option to renew at that point. The rent is £1,040 per month excluding bills. All bills are shared equally between both flatmates and these come to approximately £195 per month per person (Council Tax, electricity, water, internet). The deposit is £1142.31
About the flat:
The flat is bright, spacious, and well-maintained with modern finishes, it is partially furnished by our building’s property owner but we have flexibility to give them back furniture if we no longer wish to use it. The available room (3m x 2.8m) is a double room that comes partially furnished with a double bed with storage underneath, mattress, in-built wardrobe and chest of drawers. My flatmate is also looking to sell a small bookshelf/desk and work chair if you are interested. The kitchen is well-equipped with a large fridge freezer, induction hob, electric oven, dishwasher, and microwave. The bathroom is shared and has a shower/bath combo, heated towel rack, and storage space for toiletries. The shared living room is airy and welcoming with a TV, couch, dining table, a juliet balcony, and some house plants. Some of the furniture in the photos will be replaced as my flatmate sells her furniture when she leaves - I am very open to blending our furniture! It’s important to me that the house feels like a home for us both.
About the area:
The area is vibrant and especially lovely in the summer, the flat is located in a gated apartment complex, offering a private environment off Mare Street. It is an 7 minute walk to London Fields Overground station, 9-minute walk to Hackney Central Overground station, 8 minutes to Hackney Central, and 14 minutes to Homerton, so it is easy to access central London, Stratford (25 mins), and Liverpool Street (25 mins) by train. Everything Hackney has to offer is close by, including London Fields (8 min walk), Broadway Market (14 min walk), Castle Cinema (19 min walk) and Victoria Park (20 min walk). There is an organic grocery shop near the flat (3 min walk), a small Sainsbury’s (5 min walk), Tesco Superstore (9 min walk), and M&S (10 min walk) nearby.
About me:
I'm an Aussie gal who’s lived in London for nearly 4 years, Hackney for the past 2 and in this flat for just less than a year. I'm outgoing, friendly, and respectful of other people's space. I’ve really loved living with my outgoing flatmate, we love hanging out, going for drinks and getting up to bits. It's important for me to make a house a home and to feel comfortable with the people I live with. In my free time, I like to meet up with friends and make the most of Hackney's green spaces, catch movies, travel, read books, the usual!
I'm looking for a friendly, considerate, and reliable person who wants to have a calm, relaxing, and comfortable home too. I'm also looking for someone who is clean, tidy, and an easy communicator. The flat is perfect for someone who enjoys a balance between having a chat, doing their own thing, cooking at home and heading out, and respecting personal space. We don’t need to be best friends lol but I like having a flat mate that knows my friends and vice versa, London’s often a home away from home for many of us so it makes things comfier!
If you're interested, send a message with some information about yourself, what you're looking for in a flat share, and your potential move-in date. I'd love to hear from you!
For references, you will need to earn at least 2.5x your share of the rent (£2,600) for the purposes of rental checks.
