I'm offering a fully furnished, double bedroom in a 2 bedroom flat in the heart of trendy Hackney Central, just a minute's walk from Hackney Central Station (or 3 mins from Hackney Downs station). The room would suit a single person or couple, though for a couple we would have to discuss a slightly higher rent/bills.
The room is available now so I would consider a short term summer let or a longer term arrangement.
The flat is nicely decorated and very homely. It has a fully equipped modern kitchen, living room, bathroom (with both a bath tub and shower), phone, wifi, washing machine, dishwasher and TV/DVD player.
The flat is 2 bedrooms and you would be sharing the flat with me in the other bedroom. I am a 52yo gay guy from Australia, working as a freelance researcher.
The bedroom is about 3m by 4m and has a double bed, bedside table, bookcase, chest of drawers and wardrobe. The living room is 3m by 4.25m and has a sofa, TV, DVD player, dining table, chairs, large mirror and coffee table. The kitchen is 1.9m by 2.9m and has a washing machine, dishwasher, oven, cooker, microwave, fridge, various appliances and all utensils.
It is £807 per calendar month, plus bills - bills come to around £147 per month (council tax £69pm, gas/electric £49pm, water £12pm, TV licence £7pm, broadband £10pm) , most of which is council tax and energy costs. The deposit is £807, refundable when you move out.
The flat is on the top floor (4th floor) of a Victorian purpose built block. As the building is old, there is no lift. So you need to be ready for a daily walk up 4 flights of stairs, which I feel is compensated by the closeness to the tube (less than a minute walk from Hackney Central, 3 minutes from Hackney Downs). A daily walk up 4 flights of stairs is actually very good exercise I've found! Given that the flat is on the fourth floor, it's surprisingly quiet (although it is close to the church, so there are church bells on Sundays).
There is a high street just around the corner with loads of shops and supermarkets close (Tesco, Iceland, M&S, Sainsburys Local all within a minute walk, and a full Sainsburys or Lidl within 10 minutes walk). Also, there is a gym, theatre and cinema on the Town Hall Square just around the corner from the station and loads of cafes, bars and restaurants. It really is a great location if you like the hustle and bustle of inner-London. As the bus garage is by the station too, there are plenty of buses day and night and the 38 bus runs every few minutes to Angel, Holborn and the West End. As well as being close to Hackney Central Station, the flat is also just 3 minutes walk from Hackney Downs Station, which goes direct to Liverpool Street station (about 15mins journey).
