I'm sadly moving out after buying my own place, so I'm looking for someone to take over my room and share of the lease.

We live in a beautiful 4-bed townhouse spread across four floors, right between Hoxton and Haggerston overground stations. The extra floors mean generous room sizes and plenty of privacy. The house has a fully equipped kitchen with dishwasher, a shared communal courtyard, a private patio, and a large private terrace on the top floor- perfect for catching the afternoon sun.

Location: Unbeatable. Easy walking distance to both Hoxton and Haggerston stations, plus Shoreditch/Boxpark, Kingsland Road (great bus links across London), Broadway Market, Regent's Canal, Victoria Park, and Columbia Road. Ideal for weekend wandering between parks, coffee, markets, restaurants, and pubs, with Liverpool Street also easily reachable.

The room: On the 3rd floor, spacious enough for a double bed and desk, with a large private wardrobe right next door and floor-to-ceiling windows for great natural light. You'd share the bathroom with just one other housemate (the other two rooms are en-suite), and it's a lovely spacious bathroom with a bathtub and a powerful shower.

Rent: £1025/month excluding bills. Bills run around £120/month (council tax, WiFi, electricity and a fortnightly cleaner), with gas and water billed quarterly.

Housemates: Three laid-back, sociable professionals in their early-to-mid 30s, there is a mix of home and office workers. We have become genuinely good friends rather than just housemates. We love catching up over pizza and wine, and there's always something going on, though everyone's also happy doing their own thing too. We've got a brilliant dynamic, and the generous room sizes mean everyone has their own space when they want it. Looking for someone who'll fit right into the group.

I would be looking to leave the furniture (bed frame with integrated storage, Simba hybrid mattress, large chest of drawers/small chest of drawers) for an extra cost.

About you: Ideally a woman in her 30s who's sociable, easy-going, and tidy- happy to join in on a night in with pizza and wine, but just as comfortable doing your own thing. You'll fit right in with a house that's more like a group of friends than housemates.

Please note: there's a possibility the rent may increase by £50/month, though this is currently being negotiated with the letting agent.
