Hello! I am looking for someone to take over my room in this lovely flat in Hampstead!

The room is in a three-bed two-bath flat located in NW3 (Hampstead), in Zone 2. It’s a safe residential area but close to a main road and excellent transport links. We’re also within walking distance of Hampstead Village and Hampstead Heath, ideal if you enjoy nature walks and a more relaxed atmosphere away from the typical hustle and bustle of London.

The rent is £1,025 per month, plus bills averaging £140–£180 depending on the time of the year.

The room is a big and bright, with tall ceilings, south facing windows, a double bed and built-in wardrobes. The room is partially furnished but am looking to sell the other bits of furniture to the next occupant (desk, chair, two bedside units, shoe rack). You’d be sharing the bathroom with one other person (female).

The flat is cosy and well looked after, with a well-sized living/dining room and a compact but fully equipped kitchen with a dishwasher, induction hob, there is also a washing machine and tumble dryer.

The flat has high ceilings, big windows and no carpets. It’s on the first floor (no lift) in a red brick period building.

Transport links are excellent:
* Finchley Road & Frognal Overground is a 2-minute walk,
* Finchley Road station (Jubilee & Metropolitan lines) is 5–7 minutes away
* Hampstead station (Northern line) and West Hampstead Thameslink are around 15 minutes walk.
* Central London is typically reachable in about 20 minutes.

I am ideally looking for someone who fits the following:
* Aged 23–33
* Full-time professional, earning at least £30k or with a UK-based guarantor
* Not a student
* No couples
* No smokers
* Clean, respectful, considerate
* LGBTQ+ friendly
* Not a party person or heavy drinker
* Someone who will treat the flat like a home and wants to make friends with the other flatmates.

A bit about the flatmates: they are two lovely people in their mid-20s working in consulting and hospitality, who enjoy chatting together in the shared spaces but also respect each other’s space and privacy. It’s a relaxed, grown-up household- they don’t host large parties, but have friends for dinner or occasionally staying over for a few days.
