I am looking for someone to take over my lovely ground-floor bedroom in this 6-bedroom Victorian house in Haringey, North London.
The bedroom:
This is a large bedroom with a high ceiling and large windows, meaning that it gets plenty of natural light throughout the day. The room also offers excellent storage space including two cupboards, a large chest of drawers, a shelf, a desk and a desk lamp. I will also be leaving my desk chair, which is in excellent condition, for only £30, if the new tenant would like it.
The housemates:
You will be living with 5 other women, aged 30-45 years. Everyone is respectful, clean, tidy and largely keeps to themselves. So, if you are someone who values privacy and enjoys a quiet home, this house would be a good fit for you.
As this is an all female-household, the current tenants would prefer a female tenant.
Also, two of the housemates each have a cat. However, they spend almost all of their time in their owners’ rooms, so you rarely see them.
The location:
The house is located in a peaceful, residential neighbourhood, just a minute walk from Harringay’s shopping street, where you will find lovely bakeries, cafes, restaurants, greengrocers, organic food shops and many other independent local businesses.
For supermarkets, you will be 8 minutes away from a Tesco Express and 13 minutes walk away from big ALDI and Sainsbury’s.
Transport links:
This area is also well connected, with Haringey Green Lanes Overground station (Suffragette line) and Haringey National Rail station (Great Northern) both 10 minutes walking distance away. Also, just a minute from the house are two bus stops with frequent services to Turnpike Lane station (Piccadilly line) in ~5 minutes, Manor House station (Piccadilly line) in ~7 minutes and Finsbury Park Station (National Rail, Piccadilly and Victoria lines) in ~12 minutes.
Rent & bills:
The rent is £676/month, paid on the 12th of each month. Bills are paid separately and are approximately:
- Water: £10.17/month
- Internet: £5.67/month
- Gas & electricity: £20-45/month (depending on the usage)
- Council tax (Haringey Council, Band E): £50.4/month
So, on average, the total monthly cost comes to approximately £774.74, which is a great price for such a spacious room in a well-connected area of North London.
Reference check:
Unfortunately, the flatmates are not looking for a student as the new tenant. Also, before approving a new tenancy, the agency will require the applicant to provide:
- Photo ID
- Recent bank statements
- Previous landlord reference(s) or landlord details
- Recent payslips or a contract of employment
If you do not have a regular income, you will instead need to provide a guarantor’s letter.

Viewings:
I will be holding viewings on 19 and 20 July, with additional viewing dates arranged, if necessary. I can also do virtual viewings. However, I am looking to find a tenant as soon as possible, so earlier viewings are encouraged.
