I live in a 2 bed flat in Hendon but you can take the Hendon Central line or the Finchley Central line to get anywhere quite quickly we live in between
There's a bus right across the house that gets you straight to Hendon Central in 5 min or you can walk to Hendon Central in 15 min Or take a bus that's 1 min from the house to Finchley Central both are the closest stations.

my current flatmate is moving out, looking for ideally a friendly working female professional

The agency is seeking these references to keep in mind:

- income needs to be double the rent
- Last 3 months bank statements to reflect your income
- Letter from your employer verifying your employment
- Reference letter from your current landlord/agent
- Copy of passport, if non UK citizen a share code is required to prove your right to rent in the UK

it's a 12 month contract, so only apply if that suits you please!

students would be considered too

-would need to provide a uk homeowner as guarantor, income based guarantor is not sufficient.
- latest bank statement
- current landlord/agent ref ( may still consider if they don’t have one)
- passport and right to rent if they are not from the UK.

A bit about me, I'm working in fashion, I work from home some days and some out. Super friendly, positive, bubbly personality all about good energy. I love travel, music, gym, outdoors, going out.

I love keeping the flat clean, quiet and very considerate for my flatmate so I expect the same in return. Just someone who is also neat and isn't looking for a party flat. - NO couples

Per our current agreement in the flat -
You would get the bigger double room with a single built- in wardrobe, desk, chair, double bed and double wardrobe. (can remove any furniture)

I have the smaller room with no desk space, so I work from the kitchen/living space desk. and I use one site of the open kitchen/living space for my work I keep boxes here ( on the corner where the table is in the pic) and use sometimes the whole space for work but rarely and only for one day, because of that I'll be
paying all the bills (£400) and you only have to cover the half of the rent paying the agency £750 - rent only!

Just to bear in mind in case that would bother you or you're looking for a big lounge/chill area which we really don't have, and I'm working from the living room but we have a sofa (by the windows in the pic) where you can chill of course in the living room.
If you would want to host a dinner anytime, I'd clear the desk of anything which it usually always is anyway (I just have a printer there on one site) and you can host for example too during the weekend. And I hang in my room on weekends. But also looking for someone who is not looking to host super often as the space is not big to bare in mind.
But I always want to make sure we both get what we need so super flexible :)

Once you come for a viewing I can show you around and we can chat. I really want to find someone I get along with as we share a flat together and I don't want us to be strangers & a cute girls flat
