Room available to sublet in Herne Hill

We have a room available for a 6 month sublet in Dorchester Court, Herne Hill. We're looking for someone to take it from 1st April - 30th September (potentially longer).
Bills:
Rent - £550 per month
Council tax - 47.50 per person per month (unfortunately, we can't accept students unless you're willing to pay this)
WiFi- 6.50 per person per month
Electricity - around £20 per person per month
Water - we pay for this bi-annually. The total amount for the entire period of 1st April - 30th September would be 90.55 per person.
Gas is covered by the landlord.
Flatmates:
You'd be living with 3 other people (myself, I work at a gallery and love to write, knit, visit galleries, and go on day trips, Hama who's a printworks specialist and artist, and Sami who works for an anti-racist organisaiton and loves Karaoke. We're all POC, everyone is super nice, and LGBTQ+ friendly. We host dinners, get togethers with friends, and the occasional birthday party, but we're by no means a party household. We try to make sure the house feels like a home and we're open to hanging out in the evenings to share food, watch movies, and play board games etc. but we're all very respectful of personal space also.
We're looking for someone who is:
-Ideally a Person of Colour.
-LGBTQ+ friendly
-Clean and willing to do your part around the flat to keep it nice and tidy
-Friendly, relaxed, respectful and considerate as well as a great communicator.
-Age 25-35 ideally, although not a deal breakers if you're older or younger.
-No pets unfortunately due to allergies
-Non-Smoker/ willing to smoke outside the flat
About the flat, room, area, and accessibility:
Roughly 10 minute walk away from Herne-Hill and North Dulwich station, and about 17 mins from Denmark Hill Station.
10-15 minutes walk away from Brockwell and Ruskin Park 🌲🍃
We have a really strong tenants union and community vibe on the court, with annual summer parties and events held.
There are two small steps to access the building. Flat is on the second floor (with lift access) and has a buzzer/intercom entry. The flat itself is It’s all on one level.
The room is pretty spacious, and gets lots of sunlight in the afternoon/evening time. Most of the furniture will be staying, however the bed and mattress might be leaving, but is negotiable. The fitness pole will be leaving.
It's a pretty spacious flat, with a separate bathroom and toilet, a medium sized kitchen, large living room, and a balcony that extends the entire length of the flat (accessed through one of the flatmates rooms). There's also a little Allotment, composting initiative, and the main gardens which all residents are able to use.
