Cozy double in homely flat

Hello!
I'm looking for a new flatmate to move in from July 2nd...

The flat: it's spacious and quiet with split-level, 1.5 bathrooms, separate kitchen and living room, and has Highgate, Archway, Crouch End, Hampstead Heath all within walking distance. Only sharing with me :) Bills are approx. £200-220 each per month.

The room: it's an upper floor loft conversion - it has a big velux window and is lovely and bright in the day. It will be unfurnished but the leaving tenant is happy to sell the bed, bedside, desk, chair, mirror for additional cost. The loft-style also works well with a clothes rail instead of wardrobe if that helps!

About me: I'm a sociable person who loves getting out and about and making the most of weekends. Plans usually involve friends, visiting family, football, swimming, yoga, brunches, etc.
I've been flatsharing for 10 years so I'm a respectful flatmate and appreciate the need for privacy and downtime.
I work in tech research, Mon-Fri / 9-5, in the office 1-2 times a week, otherwise WFH.

About you: would love somebody to move in who is kind, clean, tidy, and considerate of shared space :)
