Sunny Double En-Suite - Highgate Woods

DEPOSIT - 5 WEEKS RENT (ad wouldn't let me add)

I’m looking for somebody to take over the large double ensuite room going in my queer and neurodivergent friendly home near Highgate tube. I’ve been a tenant here for 2 years now and I love it! I'd like a permanent flatmate to take over the master bedroom and share the home with me.

The home 🏡 🌞
- Bright, light 2 bed, 2 bathroom flat
- Open kitchen / living room with dishwasher, all kitchen appliances, dining table, v comfy sofa, tv, speaker, record player. 🎶
- Double doors opening onto a large balcony with amazing view, table, hammock 🌳🌇 gets sun all day
- Top floor with lots of windows and light. It feels like a private safe haven ✨
- The flat is fully furnished (apart from your room). Open to introducing your decor! Especially if you have ideas for the balcony! 🪴
- It’s in the eaves, so it’s a bit of a quirky shape and you might struggle if you’re v tall!
- Access: Flat is 4 floors up, 64 steps, it does not have a lift. The flat itself is on one level. There is step required over a doorframe to get onto the balcony. There is an intercom to buzz into the building.

You’d be sharing with me 👋🏼
- Lily (they/them) 31, working in studio film production and independent filmmaking/writing.
- I WFH 2-3 days per week. Sometimes go away on location work for a couple weeks at a time.
- Pescatarian and not drinking, but don’t mind if you do
- I like writing, baking, movies, tarot, psychology, queer spaces, walks, exercise, dancing, up-cycling and art! 🍪🍿💃
- I’m a sociable introvert, I like to spend time with friends and family but I’m neurodivergent and need plenty of solo time.
- I occasionally have pals round for dinner but generally home is a calm, quiet space to just be 🌷🕯️

Location 📍 Highgate
- 4 min walk to Highgate tube (Northern Line) 🚇
- 25 mins into Central London
- 5 min walk to Highgate woods / Parkland Walk 🌳🌳
- 30-40 min walk to Hampstead Heath and the swimming ponds! 🏊🩱
- Lots of cute coffee shops and pubs around ☕️🍻

Your room 🛏️
- Large double with private en-suite 🚿
- Partially furnished (bed, mattress, some drawers) - you’d be welcome to keep or replace these!
- Space for a wardrobe and/or a desk
- There is also a large wardrobe in the hall that can be shared

Bills & Renting 💸
- Available from mid May
- £1,000pcm + bills (approx £160: water, gas, electric, broadband, council tax (band D))
- Deposit - 5 weeks rent
- References required
- Benefits and freelancers accepted subject to referencing
- We’d be on a rolling contract (2 months notice period)


What I’m looking for 🥰
- FLINTA preferred
- Neat, clean, respectful of personal space :)
- Shared values. Must be left wing, anti-racist, queer friendly, honest and kind.
- Independent, but up for sharing a movie & meal from time to time!
- Totally fine with you having people over now and then, as long as there’s a bit of notice
- A good communicator. I want us both to feel safe, and at ease, which means communicating needs.
- Bonus points if you have cute style

I’m not looking for
- Couples
- Somebody who WFH all week
- Anybody big into partying, or wants to have people round all the time
- Or anybody who wants to hang out/talk all the time
- Smokers
- Anybody that cooks a lot of red meat
