SHORT TERM double ensuite room available

Hello! I'm looking for a new flatmate to share my two-bedroom flat for around 7–9 months, as the flat is due to be sold around mid-May. I'm open to pairing up for new flat beyond that! (and may be buying my own two bed as well)

So, a bit about myself, I'm a professional carer, working 3–5 night shifts a week, including pretty much every Fri Sat nights. My role also requires me to be on call for last minute nights, and as a result Im basically fully nocturnal. Because of my hours, I do need someone who can respect that I sleep during the day, but otherwise I'm pretty easy-going. I'm not too much of a light sleeper either! My interests include fitness, gaming and trying my hand at new things (currently trying to sew/customise my clothes and tossing up the idea of getting a sewing machine lol)

I tend to keep to myself, although I'm always happy to have a chat when we're both around. I enjoy the occasional afternoon or evening out for good food, a drink and a catch-up, but this is definitely more of a calm, peaceful home than a party flat. I'm quite clean (thought not 100% tidy in my personal spaces) and would appreciate someone similar!

The room available is a large part furnished double with its own private en-suite shower room. It comes with a bed and wardrobe. There is enough space in the room for a desk and chest of drawers etc and you'll also have your own fridge, so there's plenty of space for food. The ensuite itself is also actually quite large

The flat has a larger than usual lounge and a separate kitchen with a chef pass, and there's plenty of room in the lounge if you work from home and want to set up a desk. I also have my own desk in lounge. The lounge gets lots of afternoon light and has a lovely Juliette balcony. Because I work nights, you'll usually have the lounge to yourself for most of the week, apart from mornings, and the evenings when I'm off work.

The flat itself is clean, tidy and comfortable, although I'll be honest—it could do with a little refreshing! The building, however, is really well looked after. It's in a secure gated development with private parking, well-maintained gardens, entry codes to the building and a really quiet atmosphere.

The furnishing in the flat belongs to me, and has a fully equipped kitchen but there is space to bring your own things in too!

The location is fantastic. Holloway Road, Finsbury Park and Archway stations are all within a 10–15 minute walk, and the 17, 43 and 263 bus routes stop right outside the Gates to the communal gardens. There are also plenty of supermarkets, pubs, cafés and other local amenities within easy walking distance.

The rent is £1,200 per month, including all bills and 500 Mbps high-speed broadband (Virgin Media), so useful if you work from home.

Statham/Sherard Court is quite sought after due to the privacy of the gated communal gardens, and the price for the room is considerably lower than you'd normally expect in this building because the tenancy is only available for 7–9 months. Similar two-bedroom, two-bathroom flats here typically rent for £2,500–£2,700 per month whole.
