Room to rent in a stylish Dulwich Townhouse

Not your average home.

I’m looking for a professional friendly person to rent a room in my beautiful home- a 4 story townhouse on the East Dulwich/ Peckham Rye border- from September 2026.

I am the live in landlord so this woud be a lodger agreement, rather than a tenancy agreement. The minimum term I am looking for is 3 months but ideally the new occupant would be staying for 6 months or more.

I’m an interior designer and run my business from home and I am looking for a trustworthy person to rent my spare room who will treat my lovely home as their own, and help feed the cat when I am away :)
The house is a stunning home set over 4 floors with the basement kitchen leading to a private patio garden.

Your room is a large double with double sash windows, and shutters, onto the front of the property. I'd be happy for you to add your personal touches to it but it comes with a king-size bed and a wardrobe and dresser. Next to your room is a large family bathroom that has a shower and a separate roll top bath for long soaks.

My bedroom is set away from the rest of the house on the top floor where I have a private bathroom and sitting area.

The house is a new build, built to look old. So it has the period style you’d expect (with my bold interior design style!) Heat/light and broadband are included in the rent but separately, we’d also contribute to a cleaner fortnightly. We are council tax band E.

There is one other female lodger and are looking to share with another female.. We are friendly and tidy and the house is large enough for us to all have our space if everyone is respectul. if you work from home occasionally that’s okay, but unfortunately we cannot accommodate another lodger who works permanently from the home.

Walking distance to the vibrant Peckham Rye scene as well as East Dulwich, Dulwich and Forest Hill.

Set in a peaceful, leafy part of town, there are many things to do from outdoor activities to great food and drink spots close by.

Don’t let Google maps lure you into thinking we are miles away from town- we are not!
Honor Oak Park station (12 min walk) has Southern and Overground links to all over town. For example Shoreditch High street takes 15 mins on the overground and one stop before at Whitechapel means you can pick up the Elizabeth line connecting you to so much more including Heathrow airport.
If you work in London Bridge that’s 14mins direct. Going to Soho? Overground to Canada Water then hop downstairs to the jubilee line and you’ll be there in under 30 mins door to door.

I have a small, happy and friendly dog and a cat who does what she pleases and is no trouble at all!

I will require references and a contract to provide protection and fairness for all of us. 😊 Successfull lodger will be asked to pay a holding deposit of one week's rent to secure the room ahead of move in date.
