We are looking for a new female flatmate to replace one of our current flatmates. Please note that it is not available for anyone who is a student or unemployed due to referencing checks that have to be done by our agency. Our contract ends on the 1st of February 2027, so the new tenant will have to be added in the contract and go through all the referencing checks. We are not going to be moving out after that, so ideally we would like someone long-term, but are flexible too.
And a little bit more about us - Julie (33yo) and myself (Lina, 30yo) are easy-going and chill people. We like socialising and having a glass of wine from time to time, or having friends over for some board games or just chilling on the terrace. I like planting flowers, cooking, reading books and travelling. Julie is not fully living in the property and only comes during weekends, but she will soon be here full-time. Both of us are also friends for more than 5 years now and absolutely love cats. Hence I do have a cat named Bronté, very calm and friendly. I have recently been through a challenging period due to health issues and I am currently looking for a full-time job, but do have private jobs here and there. Julie is working full-time in the wine industry.
Bills are not included in the rent and are roughly between £100-£140 per month (depending of the season). This includes water, gas, electricity, council tax and internet. We like buying stuff like toilet roll and cleaning products in bulk from Costco and it's roughly £10 per month. But obviously the new tenant is welcome to opt out.
We have two lovely terraces and the possibility for a parking space as we have private parking in front of the property. Also a big and bright living room, where you will have some space to put your own stuff. Kitchen is fully equipped with sink, gas oven and a dishwasher. You will also be free to use anything in the kitchen like pots, pans and cutlery if you don't have your own.
And finally, we also have a spare room (a 4th bedroom/study) which we call ''the common room'' as its to be used by everyone. If you work from home you can use it as an office (the desk on the photo is going away though!). You can also enjoy the big TV in the living room.
We're looking for a clean, tidy, and respectful flatmate who takes care of shared spaces and cleans up after themselves. We value a home where everyone is considerate of each other's boundaries, communicates openly, and contributes to keeping the flat comfortable and welcoming. Ideally, you're friendly, reliable, and looking for a place where everyone does their part.
Lastly, the flat is 3 min walk from Horsney station and 10-12 minutes walk from Turpnike lane station. Sainsbury's is around 5 min walk and we are quite close to Ally Pally and Crouch End.
