The rooms: You’d have two separate rooms on the same floor - a comfortable bedroom and your own private studio, giving you a nice bit of extra space and flexibility.

The bedroom: A bright and comfortable double bedroom with plenty of natural light, built-in storage and shelving. It has a relaxed, homely feel and enough space to make it your own.

The studio: The second room is a separate private studio, currently set up as a music/creative space. It has a large window, desk space and room for instruments and equipment. It could work really well as a music room, home office, creative space or simply somewhere to work on your own projects and hobbies.



Costs: Bills can get up to around £150 pcm but this may drop a bit over the summer. This includes the Council Tax (Band E), water, gas, WiFi.

House:

There's a main shared bathroom, plus a downstairs loo so there is no need to go upstairs when you’re cooking. The kitchen has a dining space and is well stocked with all mod-cons and good for cooking up a feast.

You’ll have your own cupboard and share the fridge and freezer with only 1 other person. 

There is a garden, perfect for morning coffee or yoga, with a climbing wall if that floats your boat.



As a bonus, We also have a guest room with a double bed and wardrobe for visitors 😊

Location: 5 min walk to Hornsey - fast train to Moorgate. 10 min walk to Crouch End. 10 min bus or train to Finsbury Park - Victoria line. 15 min walk to Turnpike Lane - Piccadilly line. 20 min walk to Wood Green.
10 min walk to big Sainsbury’s, 15 to Waitrose, organic shops, bakery etc



Us: You'd be sharing with 3 other housemates + Dawg, all lovely, mature and considerate.

Alina 41 - Works in an office, loves nature, board games, stand ups and natural medicine

Gracie - 34, Travel Writer, loves exploring London, going to exhibitions, occasionally watching crap TV, reading, writing, yoga.



And then there’s Suki, a little spaniel and the heart and soul of the house. She’s well trained, has a big personality, and loves people, squirrels and biscuits. Really important that you like dogs - she’ll be your best pal if you want her to be, and if not, she’ll happily be your acquaintance.

This does mean no more pets though.

 Everyone hangs out when they’re not busy, for chats, dinners and vino - mood dependent, so it’s always a friendly vibe. Of course, there is no expectation to hang out. It’s a grown-up house and everybody enjoys their independence.

You: Would prefer someone in the same age range, ideally 30+, mature, easygoing and with common sense. Let us know a bit about yourself, your likes, quirks and/or what floats your boat. We’re open minded and each person is different. it’s a house, not a hotel ;) 



Credit check: The referencing process is done through a letting agency which uses an online service to perform a credit check, employment check and proof of income but nothing extraordinary.

A permanent job with a salary of at least £25.5k pa would be an automatic approval. Self-employed, proof of savings or a guarantor can also be used. It’s fairly quick, easy and can be completed online, but passing it is a requirement for the tenancy agreement so please bear this in mind.

There’s also the option to take over the existing furniture, including the bed and other bits in the rooms, which would be a real bonus if you’re looking to move in without having to start from scratch. We’d be happy to discuss a price for everything with the right person.
