Follingham Court, beautiful king Guest Room / pair of king rooms: three month summer sub-let. Fully furnished and equipped.

I am going away for the summer and subletting my apartment or guest room. Available from 12 July. Please note: I will be resuming occupancy myself mid / end-October. (Some flexibility, but end-of-October is a hard cut-off.) Bills will remain in my name.

If you need somewhere for the summer, either just the room, or the whole place, feel free to message me. I am happy to consider taking people as buddy-ups too. I'm looking for a person / people who will take good care of my place and maintain good communication. I'm experienced as a host / sub-letter, so you can be confident of a good service from my side.

I own the apartment and I've been renting the second bedroom to lodgers and guests since 2016. Sometimes I sub-let the whole place when I go away. My place has Guest Favourite, SuperHost, 5* status on AirBnB.

The room / rooms have a king-size bed and their own bathroom(s), with shared access to kitchen and living room.

It's perfect for people who are on work placements, research trips, or between apartments. It's ideally set up for remote work / working from home.

For stays shorter than a month, a nightly rate will apply. Please ask about this.

The flat is very spacious and was completely refurbished in summer 2014, with additional re-decorating since then. I have had both male and female sub-letters / lodgers, and am happy with lodgers of any gender, sexual orientation. It is ground floor in a gated building and very safe. Guest remark on how well set-up it is for professional guests.

I am a professional private English tutor working with affluent families. There is fibre internet with typical 150mbps speeds. The apartment has desks and screens in each bedroom and in the living room.

The king room is spacious and bright, with a big wardrobe, cupboard and desk, as well as bedside table and two chairs. The room has its own private bathroom and separate private WC. These are across the hallway from the room. The kitchen and living room are also available. Use of: dishwasher, double oven with stove/hob, washer-dryer, ironing board, iron, heated clothes dryer, high-speed broadband, Amazon Alexa lights, Hive thermostat. The apartment is just near to Hoxton Square, on the edge of Shoreditch. A cleaner can be arranged, at your cost.

Walking distance to City of London. 16 mins walk from Liverpool Street station. 8 mins walk from Old Street Underground or 6 mins from Hoxton Overground. There is a TFL Bike rack just along the street and bus stop at end of the street. There is space for a bicycle to be kept inside (hung on the wall).

The apartment complex has two gated entrances, one for vehicles and pedestrians on Drysdale Place, one for pedestrians only on Hoxton Street. The apartment offers free parking for residents. Please ask about this.

Within a short walk, you have access to a full range of amenities, including various grocery store choices, gym, post office, Regent's Canal (ten mins walk), which you can walk / cycle along to Islington or Broadway Market / London Fields / Victoria Park.

Hoxton Square and Shoreditch High Street, Shoreditch Park, Spitalfields, and Brick Lane are within short walking distance. The location and the size of the flat make it unusual. Neighbours are very nice and friendly.
