Some info from our landlord:
They know that they’d be part of a joint tenancy, not simply renting a room, and be jointly responsible for meeting tenant obligations outlined in the tenancy agreement including the payment of the full monthly rent.
They are aware that they will need to be fully referenced and assist our referencing partner with that process.
They earn a minimum of £30,000 per annum to pass affordability for a rent share of £1,035.50. This is important since they will fail referencing if not, and cause delays.
If they don’t earn this amount or more, or if they are a student, they can either use a guarantor (whom we would also fully reference) or provide evidence of savings of 6 months’ rent share that has been in their account over the previous six months.
They are aware they will have to pay Peach £1,153.84 – half of the deposit – before they can be accepted as a tenant and move into the property.
