Hey Frands!

Two gals in their mid 30s are looking for a third person (any gender), aged between 30 and 38, to join our harmonious lil home in Islington.

RENT, BILLS AND DEPOSIT

The rent is a steal at £870 per month, excluding bills.

Bill are split three ways (water, gas, electricity, internet and council tax) and are typically under £200 per month.

The deposit is £1160 (not £999 as the listing otherwise indicates bc of a SpareRoom glitch).

LOCATION

We are centrally located near The Hemingford Arms, just:

- a 9-minute walk to Highbury & Islington Station (serviced by the Victoria Line and Great Northern's Northern City line);

- a 8 minute walk to Caledonian Road Station (serviced by the Piccadilly Line); and

- a 4 minute walk to Caledonian Road and Barnsbury Station (serviced by the Overground).

- a 25 minute walk to Kings Cross St Pancras (National Rail and EuroStar).

THE HOUSE

This 1980s semi-detached house is idyllic AF, boasting:
- a sun-soaked garden, plus front patio;
- three bedrooms;
- a spacious living and dining area;
- two bathrooms plus a separate toilet; and
- a fully functional kitchen with generous bench space, a modern oven/stove (where my gas lovers at?!), a dishwasher, washing machine (with drying capabilities) and mid-sized fridge.

The house gets plenty of natural light, which we love, and warms up wonderfully during the winters, with effective heating and great insulation.

The communal areas are furnished, but if you have a coffee table/plants and a few kitchen bits, they are welcome to join the family!

- You'll be sharing a combined bathroom with one other. It has a bathtub! Get excited.

YOUR ROOM

Your room is cosy and bright. It comes furnished with a double bed and a bedside table/drawers, and potentially an open unit (if you want it). There's some room for a small desk or standing wardrobe, and some other shelves etc.
Outside the room, on the landing, there's a chest of drawers that are fully yours to use, as well as a (pretty big) cupboard that's exclusive to you too!

HOUSEMATES

ALEXIS (who goes by “CHASKA”) - Mid-30s Aussie lawyer who identifies as 21. Enjoys travel, vintage shopping, a boogie and cosy couch seshes with housemates :)

Éabha - Mid-30s Irish doctor. Enjoys non-competitive tag rugby, the karaoke sessions afterwards, exploring London and having too many hobbies.

ABOUT YOU

We’re on the lookout for a new housemate (aged 30-38) who'd fit in nicely with our warm and friendly household.

We’re after someone relaxed, who's down to hang out, share a laugh in the kitchen or the odd meal, but who also has their own things going on outside the home. We value this as a place where we can fully relax and be ourselves, however we come that day. We're a supportive group and the home is truly a home :)

You are more than welcome to bring friends over to hang out or stay. Occasional parties are also welcome.

Mid-level cleanliness is ideal. We're not sticklers for a mug left out for a few days, or dishes by the sink when the dishwasher needs unloading, and we enjoy our relaxed but respectful approach to tidiness.

No cats unfortunately (allergies). Any dog mums out there? If so, please bring them to the viewing.
