Bright Double Room in Friendly N7 share

The room!

Hi! I’ll sadly be moving out in the next few weeks and am looking for someone to take over a double room in a lovely 4-bed close to Finsbury Park, shared with three amazing girls in their mid-20s.

The flat spans three floors and is made up of:
- Four bedrooms
- Two bathrooms, both with a shower, sink and toilet; the larger one has a bath too
- Super sunny kitchen and living room areas. The kitchen is very spacious and is well-equipped with an electric oven/stove and a washer-dryer
- We also overlook the roof of the shop below and it makes for a great little terrace to lounge on when the sun’s out!

The room is really bright and airy. Along with the double bed there’s a wardrobe with a small chest of drawers inside, and a good-sized set of shelves, all of which will be staying.
We also have a storage cupboard in the kitchen and one under the stairs that can be used for bulkier items, a bookshelf in the living room, and a big desk on the landing that you can use for storage or to work from if you like.

It’s the best-connected place I’ve ever lived tbh! Finsbury Park and Holloway Road Stations are both a 10ish minute walk away for the tube/national rails, and there are very frequent buses to all areas of London from nearby stops. Highbury & Islington is about a 20 minute walk for the Overground.
There’s a great gym/leisure centre a few minutes away, and we’re just down the road from a big Morrisons, a Lidl, a Tesco, and a Waitrose if you’re fancy. Plus two cinemas and some great restaurants, pubs and charity shops nearby.
Finsbury Park, Clissold Park and Highbury Fields are all in walking distance so it’s a great location for anyone who wants to be in London without missing out on greenery.

The flatmates are the loveliest girlies in their mid-20s and a dream to live with. Gabi (25) is a psychologist, Lauren (25) works in HR, and Gigi (24) works in hospitality and is also a videographer. Lauren and Gabi have lived here for nearly three years and have really made the place feel more like a home than a flatshare.
We’re looking for a professional female/nb person of a similar age who’s a thoughtful flatmate and respectful of the house (and the weekly cleaning rota!), and also down for movie nights/reality TV binges, cinema or comedy club trips and the occasional dinner. The others work from home one or two days a week and are happy for someone to do the same, though would prefer someone who doesn’t wfh the whole week. There is a steady supply of freshly baked goods in the kitchen so bonus points if you can contribute to that!
We deal directly with the landlord and she’s quick to solve any problems we have.

Rent: £821.25, paid on the 5th every month
Bills: £44 per person for council tax and approx. £60-£70 per person for everything else depending on usage
Deposit: £995.19 (for some reason SpareRoom won’t let me post the ad with this number but this is the proper amount!)
(The rent is divided based on room size, hence the v specific decimals lol)

The room can be available from July 7th, but for the right person I’m happy to split the July rent if it’s not possible to move that soon. For the referencing check you’ll need to be able to provide proof of adequate income or a UK guarantor.
