Hi! We have a large double room becoming available in our lovely two-bedroom flat in Holland Park / Kensington Olympia.

The room is available from 15 September, with some flexibility for the right person.

Rent is £1,250 pcm, with bills averaging around £200 per month, including Council Tax, utilities and broadband, bringing the total to approximately £1,450 per month all-inclusive.

The flat is a spacious and elegant two-bedroom apartment in a well-maintained modern building. Located on the second floor with lift access, it features:

One of the wardrobes belongs to me and can be removed if you'd prefer additional floor space instead.
The room is generously sized and can comfortably accommodate a work-from-home setup if needed.

Russell Road is a quiet residential street ideally located next to Olympia Station and just moments from Kensington High Street, with its excellent selection of shops, cafés, restaurants and gyms.

The newly redeveloped Olympia complex is just across the road and now offers a growing collection of restaurants, bars, cultural venues and entertainment spaces, all within a two-minute walk.

About Me
I'm in my 30s, originally from Norway, and have spent much of my life living abroad. I work in CRM and am usually in the office four days a week, working from home only on Fridays.
Outside of work, I enjoy fashion and sewing (I design and make clothes and run a small Etsy shop on the side), reading, playing piano, going to concerts and musicals, and spending time with friends.

I'm sociable and enjoy a good chat, but the flat itself is generally quiet and definitely not a party flat. Friends are of course welcome to visit from time to time, and I'm looking to maintain a relaxed, comfortable home atmosphere.

Who I'm Looking For
I'm looking for a female flatmate who is clean, considerate and respectful of shared spaces.
Ideally, you're a working professional who enjoys having a friendly and relaxed home environment while also respecting each other's privacy and independence.

You'll need to pass a reference check through the management company before moving in, including:
• Employment and income verification
• Rental history references
The required income is 2.5x the annual rent (£37,500+), or alternatively a UK-based guarantor earning at least 4x the annual rent.

Ideally you're not working from home full-time, though this isn't a strict requirement for the right person.
