3 rooms available in Kentish Town houseshare

Hello! I’m looking for 3 new housemates to join me in this 4-bed houseshare in Kentish Town.

THE ROOMS, RENT & BILLS

There will be 3 rooms available soon, rent varying by room size. All are spacious double rooms with basic furnishings.

Room 1 - £869 / month, availability TBC
Room 2 - £851 / month, available 20th Dec
Room 3 - £808 / month, availability TBC

Bills tend to come to ~ £100 per month (inc. wifi, council tax, & utilities). Deposit is £962.

Note on council tax: I’m open to living with professionals or postgraduate students. If the house has 4 students we won’t have to pay council tax at all. With 3 students we would get a 25% reduction.

THE HOUSE

The house is spacious with great natural light and is set across 2 floors ‘upside down’ sort of, with most bedrooms downstairs, and the living room and kitchen on the top floor.

(It is technically a flat as we have neighbours below us on the ground floor, but it feels a lot like a house.)

We have 2 full bathrooms so you will only share with one other person. The living room is lovely and big, and great for hanging out or entertaining. We also have a small private garden disconnected from the house that needs some love but has potential.

HOUSEMATES

You will be sharing with me (Emily, hey!) - I’m 27, from London, and a first-year PhD student at Queen Mary and UCL studying evolutionary timescales of fungi.

I currently live with 3 other housemates who are moving out for various reasons (to move in with friends/partners).

Dan is moving out on 20th Dec. Lucy & James are planning to move soon but exact dates are to be confirmed still.

If you were to move in before any of them move out you can help me pick the other housemates to make sure they are people we all get on well with :)

LANDLORD

The house is managed by a large property management company which has its ups & downs. They are very hands off but can be slow to reply to non-urgent requests.

THE LOCATION

The house is in an amazing location, with Kentish Town station (Northern line & Thameslink) 6 mins walk away and Gospel Oak (Mildmay line & Suffragette line) 13 mins walk away.

There is also street parking outside the house and space to keep a bike inside under the stairs.

We are only a few minutes walk away from lovely cafes, pubs, restaurants and the O2 forum. It is a short walk to Hampstead Heath and the Parliament Hill Lido one way, and Camden Town the other way.

REQUIREMENTS

I’m looking for someone clean and respectful of shared spaces and someone interested in renting for the long-term (1 year minimum).

You should earn £33k+ or have a UK guarantor to pass checks with our housing association.
