Summary:
- I'm moving out and am looking for someone to take over my room in a shared, furnished flat (room is 860 pcm, approx 90.22 sqrft)
- I share the flat (joint tenancy) with 2 other flatmates, 27M and 29F (working professionals)
- You would be joining the existing household and entering a new tenancy agreement with my two current flatmates, who will want to meet you to make sure you're a good fit for our home :)

Details:
- Move in date: 10 Sept 2026
- Rent: 860 pcm
- Room size is approx 9ft4inch wide, 9ft8inches long, with a large east-facing window, comes furnished.
- Bills not included, but approx 200 pcm after heating, electric, water, wifi, council tax
- Deposit: 1077 (One-time refundable security deposit protected by DPS. Ths is 1/3 of total security deposit for the entire flat). Please note that spare room wouldn't allow this amount in the form field because it's greater than the maximum allowed given room rent (I pay less rent than my roommates due to my room size, but we split the security deposit evenly which is why it's more than spare room's allowed max for the room's rent listed)
- Council Tax Band D
- Referencing and landlord approval required before the tenancy transfer
- New renters rights in London mean that you can rent month to month, giving a 2 months notice for leaving the flat

We're looking for a new flatmate to join our friendly shared flat on Kilburn High Road!
The room is small but bright and cosy with a big window, making it a good fit for someone looking for a comfortable home in a bustling and well-connected part of London. You'll share a large bathroom with one other flatmate (30F), while the spacious kitchen and living area are shared with both housemates (30F and 27M).
We're looking for someone who enjoys living in a social space. We like hanging out and catching up in over a drink now and then, but everyone also has their own friends, hobbies, and routines. We'd love to find someone who's happy to be part of the household rather than just passing through 😊
The flat is on the third floor, just a couple of minutes' walk from both the Jubilee line and the Overground, making it super easy to get around London. There are loads of grocery stores, cafés, pubs, and takeaway spots nearby, plus Kilburn Grange Park and its tennis courts are just around the corner.
