Alas, I’m moving out of the country and out of my lovely flat share in Kilburn and would like to find a taker for my cute bedroom.

• Spacious living/dining room on two levels (LOTS OF SPACE) with floor-to-ceiling windows leading to a beautiful spacious patio garden (incl hammock - perfect for the summer days and a bit of gardening ☀️ 🪴!!) . It’s a great space to comfortably work from home too!

*Everyone has their own bathroom which is an unheard of in London! Plus there is also an extra guest toilet because... why not?!

🏡 Your future flatmates
• All flatmates are lovely and friendly! Emily is an art psychotherapist, Rob works in television editing and Marco in music production so all quite creative. Two commute to work and one works from home so theres usually at least one person around at the house most daytimes. 

• We are a very chilled household and enjoy keeping the house a place of peace and relaxation (no big parties).
We all respect each other’s space but equally really love chilling in front of the telly together or having the occasional flat dinner :)
It is really important that the person moving in is looking for a place to call home and that they respect the house accordingly (cleaning up after themselves and helping maintain cleanliness around the house).

• 10/15 min walk to Queen’s Park, Kilburn and Kiburn Park/Kilburn High Road stations (Bakerloo, Jubilee Line & overground). But only 5mins to multiple bus routes into the centre of London.

• Quick links into Euston, Paddington & Central London
• Walking distance to Kilburn High Road, Salusbury Road, Queen’s Park, Paddington Recreation Ground, Abbey Road, and many other nearby amenities. 

• Close to shops, cafés and green spaces.



💷Rent

Rent =.£967 per month
+ bills it all amounts to £1074 per month

• Included in this price: Rent, council tax, heating, electricity, WiFi.
Rent is paid to our lead tenant Rob on 24th of each month, who then pays the landlord directly.
*Water bill is paid every 6 months and varies dependant on usage and split between all tenants equally.

• Deposit: £950 is required before move in date which will cover the deposit the leaving tenant put down when they moved in and is to be paid directly to that tenant.

*References and a Guarantor will be required for the estate agents (Foxtons). Once a decision is made you will be dealing directly with Foxtons for tenancy agreements/references and all other relevant paperwork etc till you move in officially.

The Landlord lives a few doors down from us so any maintenance issues etc gets sorted fairly quickly and directly through them, so no need to faff with estate agents really after the initial referencing/contract malarky!

🕦Availability

• The flat is available from 17th October. Please note that rent will have been paid up until 24th October by previous tenant so you can also move in anytime up until then but your first rent payment will need to be paid on October 24th!

📧 First stage of viewings for the space will be taking place on 1st/2nd/3rd/ 11th/12th/ of September
and a follow up visit for successful applicants to meet with all current tenants before they make a final decision will take place later in the month pending availability..
