Hello!

This is an en suite double room in a lovely, modern flat on a residential street with concierge, courtyard, gym, sauna, (access to all included in the rent).

The rent is £1,300 per month plus bills, payable in advance. The council tax band is E. The bills are split between 3.

The start date is 17 June 2026.

The flat is a 5 min walk from Caledonian Road & Barnsbury overground station (connecting to east London in 20-30 mins) and a 17 min walk from Kings Cross/St Pancras. You can walk south to The City in about 30-40 minutes. So we're really well connected to the whole of London, the rest of the country and even mainland Europe! Bonjour.

The 100 sqm flat has three bedrooms and two bathrooms. You will have your own bathroom and the other three flatmates share one. You also have communal access to a large open-plan kitchen/living area which opens onto the patio. Beyond the patio is a communal garden with a water fountain. Please note there are currently building works to replace the façade. The flat has a large TV, stereo and a washing machine. The place is fully furnished so no need to bring crockery/furniture or other stuff like that for the communal areas.

We are three siblings who co-own the flat. One of us (Catherine (she/her)) lives in the flat with another flatmate (James (he/him) and partner, Mars (they/them)). If you're interested in the room after reading this ad, Catherine will have a quick chat with you on the phone and if you're both still keen, she'll show you round the flat. If you move in, the other two siblings will then manage your agreement, rent etc.

There are no pets in the flat but occasionally we dog sit :)

We think it's useful (if a bit boring) to share some practical info here so you can think about whether we would be a good fit before viewing the flat. So we’ve covered some important things below:

We are hoping to put the flat up for sale, so the agreement with you for the room would be for a 2-month minimum term with a rolling 2-month notice period either way, i. e. if you want to leave, you give us 2 months' notice and if we want you to leave, we give you 2 months' notice. If/when we put the property on the market this would involve potential buyers viewing the flat. Of course, we would give you notice before showing anyone your room. Obviously this could happen in any rental arrangement, but as it's something we’re actively considering, we want to be transparent with you about that.

The flat is a friendly, calm, clean and tidy home where we like sharing food, music and stories and also giving each other space. We don’t leave washing up in the sink and we clean up after ourselves. We don't work in the living room and we hang our laundry in our bedrooms so that the communal space looks nice and people can use it for relaxing. We are looking for someone who works regular hours in the office (not from home) and who likes creating a clean, calm space. We value quiet at night so we'd like to live with someone who e. g. won't play loud music at night and will take care not to slam the door /use the washing machine etc after 10 pm. We have some precious, mid-century furniture that we ask you not to eat/drink on so that it can be enjoyed for years to come.

We have a cleaning rota and take turns to clean the flat each weekend and also take turns to create the rota. If someone's away for a weekend when they're scheduled to clean, then they clean the Friday before or Monday after that weekend or swap with someone in advance. If you're away for a week or more, tell the flatmates in advance and adjust the rota.

We are up for living with people who have different interests. What's important is living with someone friendly and relaxed who wants the same kind of space as us (see above) and shares some core values. There's no exhaustive list of what that is, but if you're kind, good at communicating, you care about community, the environment and social equality but you also enjoy having a laugh - that's a great indication.
