Big double room in apartment block

We are two male flatmates, and have a very large double bedroom available in a block of Guardianship flats in Clapham. We’re both professionals in full-time work. We’re both quite busy most of the time, but are well natured and respect each other's privacy. As we are not in the house a lot, we are looking for a flatmate who does not WFH to keep utility usage reasonably low.

This three bedroom flat is let as a single unit, so we are collectively liable for the apartment's rent being paid in full each month.

Utility costs vary between £50 and £80 depending on the season. Council tax band C is approximately £50 each. On average thats about £115 a month in total. We currently do not have communal WiFi, but are open to consider it.

The room is empty with the option of having a bedframe (no mattress). There is cheap parking directly outside that you can get permits for. Bus stop is 1 minute away. Flexible notice periods. The kitchen is narrow, but the living room and the bedroom are huge.

The most important thing to note is that THIS IS A GUARDIANSHIP. It is not a standard lease, and there are a couple of things to be aware of:
- You will need to pass the Guardianship checks by providing three months of payslips and an employment reference. These are completed incredibly quickly, but are non-negotiable and outside of our control flexibility works both ways - you can give the Guardian company a month’s notice, but they can also give you a month’s notice (we have no real reason to think that will be imminent).
- the block of flats isn’t up to the most spic and span modern specs - it’s well lived in, but warm, safe, and incredible space and convenience for the price.
- as the flat is let as a unit/like a joint lease, the tenants are liable to pay the full price, rather than the price of a room.
